As the Building Manager you will be responsible for the day-to-day operations of the property, including general maintenance, contractor oversight, tenant relationships and management, inclusive of leasing and rent collection. As the Building Manager you will work closely with and report to the Property Manager.

**Key Responsibilities**:
**1. Tenant Management**
- Finding suitable tenants
- Managing and retaining existing tenants
- Maintaining low vacancy
- Enforcing the lease agreement and Residential Tenancy Act

This includes properly tracking notices to vacate, advertising the vacancy, answering inquires, vetting applicants, securing a suitable applicant, issuing lease documents, and completing move-in and move-out inspections.

**2. Maintenance**
- Fielding maintenance requests from tenants
- Oversee overall building maintenance
- Properly track, document, and prioritize maintenance tasks
- Complete minor maintenance tasks that are within your abilities
- Schedule and oversee contractors
- Maintain the cleaning of the common area

**Requirements**:

- Prior experience managing multi-unit residential buildings
- High school diploma or GED
- Able to complete basic maintenance tasks
- Reliable vehicle
- Working knowledge of basic building systems

**Skills**:

- High level communication skills
- Ability to maintain confidentiality
- Self-Motivated
- Excellent organizational and time management skills with an ability to multi-task, prioritize, and work under strict time constraints
- Ability to learn new skills and information quickly

**Considered an Asset**:

- Experience using a property management software - ideally Yardi
- Familiar with the NS Residential Tenancy Act
- University or college degree/diploma
- Experience working in a relevant trade
- In depth knowledge of building systems

Experience as a Building Manager and/or in property management is required. An individual or couple who have experience in a transferable or similar field who are organized, have strong communication skills and are willing to take initiative would easily pick up the necessary knowledge to undertake the role.
