**Position Summary**:
Built in 1991, Regents Park is a well run, 202 unit Strata Corporation. The 202 units are split between two buildings, East and West, 1010 and 1020 View Street. Amenities include a gym and pool facility.

Regents Park is currently seeking an Assistant Site Manager to work in conjunction with the Site Manager to complete caretaking and janitorial tasks for the Strata Corporation.

The primary purpose of the Caretaker is the Site Manager in managing all of the day-to-day on-site operations of Regents Park.

**Key Responsibilities**:
The work associated with the Assistant Site Manager includes, but is not limited to, the following:

- Maintain a high degree of cleanliness and overall condition of the building common areas and grounds.
- Clean building entrances, elevators, halls, stairwells, lounge, garbage room/recycling area, parkade, amenity areas, and any other common areas as required.
- Ensure life safety systems are operating efficiently (emergency generator, fire alarm system, elevators, phones etc.).
- Maintain the Pool Facility in accordance with the Pool Safety Plan and the health department’s regulations.
- Manage elevator bookings and ensure elevator protection is in place for move-in and move-out and delivery of large items.
- Provide observations about the overall facility condition, the mechanical and electrical equipment and systems condition and any deficiencies; and provide suggestions for enhancement and repair.
- Develop and update procedures for response to major emergencies, including main gas shut off, main water shut off, sprinkler system shut off, and electrical shut off. Respond to emergencies as appropriate.
- Coordinate smaller projects.
- Submit all paperwork and invoicing received from contractors and ensure that it is accurate and meets all agreements.

**Required Skills & Abilities**:

- Ability to take responsibility for all actions and decisions and to follow through until a resolution is obtained.
- Positive self-starter, self-motivated, hands-on mentality with the ability to work independently and as part of a small team.
- Excellent organization and time management skills with the ability to complete work in a timely manner.
- Effective communication skills for the purpose of information relay, exchange, feedback, and clarification.
- Ability to learn quickly, adapt to change and be flexible in nature.
- Demonstrate a positive attitude, enthusiasm and assertiveness.
- Knowledge of general cleaning concepts, cleaning chemicals and experience with cleaning tools and equipment.
- Positions self to complete work as required
- Move items weighing up to 50 pounds
- Available for on-call and emergencies as may be required.

- $20 an hour
- Overtime pay

- 8am-4pm (7.5-hour shift)
