Building Maintenance Supervisor

Supervise the implementation of all property and equipment preventive maintenance and repairs, monitor life safety systems and utilities and administer the department in compliance with all corporate/franchise standards and local, provincial and federal codes and regulations to protect assets, guests and associates. Responsible for the general maintenance and upkeep of the physical plant, FF&E, grounds, swimming pool, etc. as defined by Holiday Inn and brand standards. Responsible for planned preventive maintenance of rooms, banquet space, mechanical/ electrical systems and equipment and the effective prioritization/completion of daily maintenance requests working within the department budget and contributing to guest satisfaction and safe and cost effective running of the property as required by company policy. MAIN DUTIES 1. Interview, hire, train, recommend performance evaluations, resolve problems, provide open communication and recommend discipline and/or termination when appropriate. 2. Troubleshoot and repair malfunctions in mechanical or electrical systems (e.g., HVAC, plumbing) and other equipment throughout the hotel. 3. Perform preventative maintenance assignments on a scheduled basis. 4. Respond in a courteous manner to all guest questions, complaints, and or requests to ensure strong guest satisfaction. 5. Communicate with hotel department heads to become aware of maintenance needs and ensure timely response to internal requests. 6. Service the hotel's pool, including adjusting chemicals and cleaning filters; completing maintenance request forms and record logs. 7. Maintain the building exterior and "curb appeal" (e.g., snow removal, lawn care, painting, and gardening). 8. Maintain franchise standards and follow-up on inspection deficiencies. 9. Coordinate compliance of service contracts. 10. Implements and maintains a preventative maintenance program. 11. Implement and maintain hotel’s engineering department minimum standards. 12. Assist Maintenance Manager and General Manager with annual Capital Plan development. 13. Communicate both verbally and in writing to provide clear direction to staff. 14. Plan and carry out preventive maintenance throughout the property to ensure standards are maintained for guest comfort and the safe and efficient running of all equipment, as required by company policy and in line with the maintenance budget. 15. Prioritize and carry out maintenance as requested by departments on a daily basis to ensure the smooth running of the property. 16. Record meter readings and liaise with the Maintenance Manager and General Manager regarding improved energy conservation as required by company policy. 17. Be responsible for the testing of fire alarms, emergency lighting etc. on a routine basis as required by provincial and company standards. 18. Liaise with the Maintenance Manager and General Manager regarding use of contractors within the property, controlling expenditure and ensuring work is to the standard required by company policy. 19. Ensure the cost effective and hygienic removal of garbage from the property in line with company policy. 20. Be on call to carry out emergency maintenance work outside of normal working hours, as required by property policy. 21. Maintain records of repair work, testing work and daily checks as required by law and by company policy. 22. Liaise closely with Front Desk and Housekeeping regarding “down” rooms in order to maximize on profitability. 23. Maintain curb appeal of the property with planning and implementation of activities to achieve company standards 24. Ensure the safe and hygienic upkeep of the swimming pool using all chemicals in accordance with manufacturer’s instructions and health and safety regulations achieving safe and cost effective cleaning procedures. 25. Comply with attendance rules and be available to work on a regular basis. 26. Perform any other job related duties as assigned. REQUIRED SKILLS AND ABILITIES: Must have the ability to communicate in English. Self-starting personality with an even disposition. Maintain a professional appearance and manner at all times. Can communicate well with guests. Must be willing to “pitch-in” and help co - workers with their job duties and be a team player. Must be able to recognize potential safety hazards and security problems in the hotel and act upon each accordingly. Be skilled in several areas such as HVAC, electrical, carpentry, drywalling, painting, plumbing, roofing, and landscaping. Must be able to troubleshoot and repair routine mechanical and electrical malfunctions in hotel systems and equipment. Must be willing and able to be responsive to complaints about maintenance.
