**Job Summary**

The Live-in Caretaker position is offered at $60,000-$65,000 per year and includes a subsidized one-bedroom, one-bathroom suite with a brick patio, offered at $1450 per month. Laundry and parking are included.

**Duties**
- Perform repairs and fix day-to-day needs, including doors and locks, minor electrical and plumbing issues, unclogging toilets, and repairing and replacing hardware.
- Assist with liaising and supervising approved contractors.
- Cleaning duties in common areas, including lobby, hallways, laundry room, parking level entrance, elevators, and equipment.
- Perform safety and security checks.
- Maintain good relations with tenants. Respond to resident inquiries and requests and resolve any problems or issues.
- Assist with suite rentals - show suites to prospective tenants.
- Move-in/move-out inspections, suite turnover, and cleaning.
- Monitor parking and maintain exterior grounds and landscaping. This includes salting and removing snow.
- Keep garbage containers and recycling areas clean and organized.
- Serve notices and documents as required by RTA. Contribute to a Daily Log.
- Respond to emergencies during and occasionally outside of regular work hours.
- Be accessible by cellular phone when out of the suite/office.
- Other duties as required from time to time.

**Knowledge and Skills**
- Good working knowledge of building management and maintenance requirements.
- Basic understanding of electrical, plumbing, and HVAC systems.
- Proven “handy” skills, including plumbing, minor electrical, drywall repair, carpentry, painting, and cleaning.
- Mechanical knowledge with the ability to operate tools and equipment safely.
- Strong knowledge of the BC Residential Tenancy Act.
- Good communication skills, both oral and written.
- Strong organizational skills and attention to detail.
- Good working knowledge of MS Office. Experience with property management software is an asset.
- Ability to influence a favorable outcome by always keeping a calm demeanor.
- Physically able to carry out all necessary duties, lift up to 50 lbs., bend and reach high/ low places as needed.
- Demonstrated ability to work both independently and as a team member.

**Qualifications**
- Minimum two years of experience as a Building Caretaker/Manager is required.
- Bondable.
