ONE Properties (ONE) is an established and expanding real estate developer seeking a **Community **Manager** **to join our vibrant, fast-paced team at our Southpark high-rise purpose-built rental properties in Edmonton, Alberta.

**The Opportunity**

The Community Manager is responsible for hands-on property management operations and leasing activities, focusing on creating an exceptional experience for residents living at the rental property.

The Community Manager reports to the Regional Manager - Residential.

**Accountabilities**

**Operations**
- Ensure the property is maintained and managed in accordance with budgets and laws & regulations.
- Adhere to budget through expense control and purchasing supplies and services.
- Oversee property contracts to ensure high-quality standards and completion of work, including janitorial and security personnel.
- Responsible for incident reporting to manage and mitigate risk.
- Assist with professional consistent communication.
- Enforce Residential Tenancies Act and Tenancy Agreement when residents are in breach, including initiation of civil action if required.
- Ensure operations’ records, files and documentation are maintained accurately and timely, in accordance with established procedures.
- Administer and document the tenancy cycle in our property management software (i.e. Yardi) by logging rent receipts, updating resident records, reconciliating resident ledgers, handling move-out deposit charges and completing move-in and move-out suite reports.
- Accept and process security deposit and rent payments.
- Maintain, update and execute the property’s Fire Safety Plan and take the lead in the event of emergency situations when required.
- Liaise with retail and property management to ensure smooth operations and cooperative management of shared facilities or amenities.
- Other duties as required and assigned by the Director, Property Management - Residential

**Leasing**
- Perform leasing functions with new prospective renters.
- Manage tenancies and lease renewals with existing residents.

**Customer Service**
- Provide superior customer service.
- Practice excellent resident relations by working collaboratively with other team members on coordinating value-add services and handling resident concerns in a timely and professional manner.
- Follow up with residents and obtain feedback.
- Employ excellent conflict resolution strategies as necessary.
- Provide additional services to residents on their behalf including managing guest suite bookings.
- Coordinate and participate in resident events.

- Flexibility to work day, evening and weekend shifts and month-end regardless of weekend or statutory holiday status.
- Be available after-hours in emergency or unexpected situations.

**Qualifications**
- **Education**:

- High school diploma supplemented with related hospitality or customer service training/education.
- **Experience **- Minimum of 2 years of experience in the residential property management industry is preferred.
- **Relationship Skills**:

- Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with team members and residents; self-motivated, professional and flexible; professional phone manner; mature and self-motivated team player with excellent conflict-resolution skills; committed to personal growth and integrity aligned with company objectives; ability to exercise confidentiality.
- **Organizational/Multi-Task Skills**:

- Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities; results-oriented, detail-oriented and accurate.
- **Availability - **Flexibility to work month-end, regardless of weekend or statutory holiday status is necessary.
- **Computer Skills**:

- Proficient in a variety of computer software packages including Microsoft Office, and property management/accounting programs, with preference given to Yardi experience.
- **Police Clearance** - A criminal verification check is required for employment.
