**Pay: $100,000 Annually**

**Location: Hamilton, ON**

**General**
**Job Duties**:

- Manage and direct all functions related to janitorial, lawn maintenance and snow removal operations.
- Visit and inspect sites on a regular basis to ensure they are meeting our clients expectations. Site visibility is very important to this position.
- Regularly report to clients with respect to the condition of the property.
- Attend and participate in daily and weekly scheduling meetings.
- Make recommendations on raises, promotions and dismissal of related staff.
- Keep the project list and target list current and updated.
- Negotiate with suppliers, sub trades, owners, inspectors.

**Lawn Maintenance Job Duties**:

- Ensure properties are excellent in appearance with respect to planter beds, trees and turf areas.
- Create yearly Grounds Maintenance schedule and manage hours.
- Create and follow spring upgrades summary and provide clients with prices in a timely fashion.

**Janitorial Job Duties**:

- Ensure all month end reports are completed accurately and all jobs have been quoted and sent out to the property managers.
- Report all unsafe situations to the owners immediately.
- Fully understand the obligations of each site, required changes, and estimate and manage all extra work as requested.

**Snow Removal Job Duties**:

- Manage snow and ice operations, create snow schedule meeting, manage hours, sub trades and materials.
- Ensure that properties are safe at all times by reporting all unsafe situations to the owners immediately.
- Maintain a set of emergency sub trade contacts such as tractors, snow plows, salt suppliers, etc.
- Prior to the snow season, meeting with each client to determine where the snow pile locations are, and the pile heights.

**Job Requirements**:

- Five (5) years or more of experience as a Property Manager, or similar role.
- Ability to manage multiple projects at once.
