Construction Project Manager

**Track One Project Management Inc.** provides Construction Management and Project Management services to owners of Hospitality and Commercial Real Estate Projects. Currently, we are working on multiple new build, multi-storey hotels and other commercial projects. Our team is growing again and we are looking for an exceptional individual, to join us as a **Construction Project Manager**, **who has more than** **10 years of construction project management experience delivering mid-rise (4 to 10 storeys) commercial construction projects as well as capable of managing multiple smaller projects**

**1. **Has more than 5 years of Experience working as a Project Manager with either General Contractors or Construction Managers.**

**2. **Has more than 10 years of overall construction experience (as a PM and coordinator).**

**3. **Has a minimum qualification of a 3 year diploma in engineering or architectural studies.**

**4. **Has independently project managed mid rise commercial buildings**

Responsibilities/ expectations for this position include:

- Managing ground up construction projects independently as well as managing multiple projects
- Has thorough industry knowledge and existing good relationships with trades and industry partners
- Experience in design management and Liaison with City officials and other authorities, for projects where Track One provides PM services from the development and early design stages
- Preparation of tender documents and lead the bidding process including maintaining bidders lists
- Issue tender/bid documents and create and maintain bid logs and pricing information
- Take off and estimation of projects and works from drawings
- Obtain Quotes from suppliers and contractors and undertake analysis and negotiations with shortlisted bidders
- Overall supervision of allocated projects from design to construction including site visits at regular intervals and day to day coordination with project stakeholders and site supervisors.
- Construction quality control and monitoring
- Project budgets and updates
- Preparation of construction schedules and monitoring progress on a regular basis
- Dealing with trades and suppliers to ensure all material and works are delivered/completed on time
- Chair site meetings and originate minutes of meetings
- Prepare and issue Purchase Orders and Change Orders
- Receive Invoices and process them for payment
- Maintain all project logs and directories
- Track and coordinate approvals of shop drawings and material submittals
- Assist in the creation of all close out reports, warranty binders and as-built drawings

Work Experience:
**Education**:
A degree or diploma in Architecture, Civil Engineering or Construction Project Management. A PMP certification would be a valued asset.

**Skills**:

- Highly developed Computer skills including MS Word, Excel, PowerPoint
- Experience working with Construction industry software
- Good communicator who is able to effectively communicate with all levels of project personnel, both internal and external

**Job Types**: Full-time, Permanent

**Salary**: $80,000.00-$100,000.00 per year
