**Job description**

Reporting to the Site Manager the **Customer Service Representative** is involved in the day-to-day business operation:

- Onsite customer service and caretaking of the property.
- Walk around the entire property for inspection for damage, vandalism, occupancy, etc. on the day of onsite duty.
- Meeting new potential renters to show units, answer questions & sign up for tenancies.
- Making routine collection calls to ensure all the tenants are paid on time as per their agreement.
- Placing & removing the non-payment second lock on units that are in arrears.
- Assist with move-ins & outs by making sure proper paperwork is completed and the unit is inspected.
- Preparing a unit for the next client by ensuring that it is clean & swept and including removing left-over debris.
- Checking and cleaning units after move-outs.
- Ensure the entire site is always free from clutters.
- Ensure the office and washrooms are clean and dust-free.
- Inventory control by counting and reordering supplies when needed. Scheduling and facilitating auctions of abandoned tenant belongings when necessary. Maintaining a clean, tidy, and well-organized physical office and building.
- Communicating and helping with clients with customer service issues.
- Promote upselling merchandise to all customers.
- Daily communication with the head office regarding property management.
- Other tasks related to customer service, unit rental, merchandize sales, office, building cleaning, and site management.
