**Position Overview**:
We are seeking a proactive and detail-oriented Land Development Planner to join our dynamic team. This role offers flexibility with a hybrid working model and will be pivotal in supporting land acquisitions, managing land use approvals, and overseeing the land development process from concept to completion. Reporting directly to the President, the Land Development Planner will play a key role in identifying opportunities, navigating municipal processes, and ensuring successful project execution.
**Responsibilities**:
**1. Land Acquisitions Analysis**:
- Conduct market research to identify potential acquisition opportunities.
- Evaluate properties for feasibility, including zoning, environmental, and regulatory considerations.
- Collaborate with external consultants to provide detailed site assessments and acquisition recommendations.
**2. Land Use Approvals**:
- Liaise with municipal staff, councils, and external stakeholders to secure timely approvals.
- Monitor policy changes that could impact ongoing and future projects.
**3. Project Management**:
- Oversee land development projects through servicing, construction, and final assumption phases.
- Manage external consultants, including planners, engineers, surveyors, and legal teams, to ensure projects are delivered on time and within budget.
- Track and report on project milestones, approvals, and expenditures.
**4. Regulatory Compliance**:
- Ensure all projects comply with local, provincial and federal regulations, including zoning by-laws, building codes and environmental requirements. Obtain necessary permits and approvals.
- Understand policies and permit processes of municipalities and federal, provincial and other legislative processes to navigate projects in a timely manner;
- Review plans to ensure they comply with zoning bylaws, conditions, restrictions and covenants, including applicable easements and report discrepancies;
**5. Collaboration and Continuous Improvement**:
- Work closely with internal teams, including construction, sales, and finance, to align project goals with broader company objectives.
- Review and refine processes to enhance efficiency and project outcomes.
- Provide mentorship and guidance as the land development team grows, with potential to manage junior staff or coordinators.
- Other duties as assigned.
**Qualifications**:
- Bachelor’s degree in Urban Planning, Geography, Environmental Studies, or a related field (advanced degree preferred).
- 3-5 years of experience in land development planning, with a strong understanding of Ontario’s municipal and regulatory frameworks.
- Ability to read and interpret various land-use, surveyor, engineers and architectural drawings;
- Exceptional project management skills with the ability to handle multiple priorities.
- Strong interpersonal and communication skills, with experience engaging municipal officials and external stakeholders.
- Proficiency in Microsoft Office Suite and project management software.
- Self-motivated, independent and detail oriented;
- Valid G Driver’s license

Proposed Salary Range: $95,000 - $115,000 annually + Bonus
Pay: $95,000.00-$115,000.00 per year
