**job description****:
Akelius is seeking a proactive and results-oriented facilities manager to join the maintenance team.
The facilities manager will be responsible for preserving the portfolio’s condition and ensuring that properties are safe and well functioning.
- report to the city manager directly and to the asset managers indirectly
- point of contact with the North America Head of Facilities Management
- work in collaboration with the Senior Property Manager and Property Manager team
- oversee property maintenance staff, cleaners, and trade contractors and ensure adherence to company quality and standards
- ensure work orders are being addressed and completed within a reasonable time frame, and in line with company standards
- conduct daily inspections of interior and exterior building common areas
- ensure apartment painting, cleaning and repairs are completed to company standards and following established budgets and timelines
- facilitate communication between residents, maintenance staff, and operations team
- review and approve service agreements with outside providers (contractors, architects, utilities, landscaping, snow removal services, and so on)
- be the point of contact for off-hour emergencies, delegate work to the appropriate maintenance staff members, follow up until completion, and go on-site to mitigate the situation when necessary
- ensure compliance with all safety and security laws and regulations
- implement and maintain preventive maintenance schedules
- establish and maintain standards and processes for workshop inventory management
- ensure that all maintenance, cleaning staff, and trade contractors are working safely, using proper equipment, in accordance with CNESST guidelines
- develop and implement practices, implement new procedures and enforce current ones
- revise, prepare safety and emergency plans
- assist in the hiring process of maintenance staff, and trade contractors
- train and onboard along with the buddy for all new facility team members
**who you are**
- five-plus years’ experience working with or in multi-residential properties, high-rise, and institutional experience a plus
- Bachelor’s Degree in facility management, engineering, or relevant field
- management experience, leading a team of a minimum of 4-6 maintenance staff required
- strong knowledge of RBQ regulations, laws, and codes
- HVAC, electrical, plumbing, or appliance repair certifications a plus
- prior experience in a similar role or general construction
- ability to respond to emergencies during off-hours as required
- excellent communication skills - verbal and written
- ability to prioritize and meet goals in a fast-paced environment
- strong time management skills and ability to prioritize and multitask
- ability to adapt to an ever-changing environment
- excellent customer service attitude and mindset
- working knowledge of Yardi software is an asset
