POSITION**:Full-time**
**SCOPE OF POSITION**:
Linwood Construction Services (LCS) is the corporate construction management division of Linwood Homes operating in the province of British Columbia. LCS provides complete residential construction solutions to Linwood customers and its network of dealers. LCS contracts directly with the homeowner and provides clients with the necessary support, design, materials, and services to construct and finish their new home as required.
As a Linwood Interior Design Consultant (LI) you are responsible for the completion of home interiors constructed by LCS. The position will require development and management of the LI supply chain and trade network delivering quality products and services that meets Linwood’s high standards as well as dovetail with the LCS construction schedule. The position requires client consultations with guidance through the interior finishes schedule process & signoff stage, preparing drawings based on those selections, budgeting, obtaining timely client approvals, ordering products, preparing finishing schedules, maintaining Buildertrend (our cloud-based project management software, documents & schedules), conduct the Pre-Delivery Inspection (PDI) with clients, and service upon completion.
This position provides support to regional Construction and Project Managers, Linwood Sales, Technical Support, Customer Service, and the LCS Management teams. It is a permanent, full-time role based on typical weekday business hours, with occasional weekend and overtime hours. Travel may be required.
**DUTIES AND RESPONSIBILITIES**:
- Support, promote, and protect the Linwood brand.
- Manage customer expectations.
- Consult with clients to determine their interior finishing requirements.
- Recruit, qualify, hire, and support installation trades.
- Prepare a fully costed and priced design document package with client sign-off.
- Prepare Change Orders for client approval and distribute as required.
- Maintain LI product standards publications.
- Maintain supplier relationships and supply chain.
- Maintain product warranty information and prepare customer product warranty information packages.
- Maintain LI showrooms, displays and samples.
- Responsible for the timely completion and delivery of the design document package to the LCS construction team.
- Follow all LCS Occupational Health & Safety (OH&S) policies.
- Provide ongoing feedback to the LCS construction costing database.
- Actively participate in scheduled LCS management review meetings as requested.
- Provide regular project status reports to LCS/LI management.
- Meet or exceed LCS margin targets.
**COMPETENCIES**:
- Project Management: strong organizational skills with the ability to collaborate with team members, suppliers, and trades.
- Thorough knowledge in residential construction technology, current design trends, and products.
- Supply chain management.
- Strong understanding and comprehension of engineered drawings, details and technical data.
- Practical knowledge of the Ontario Building Code.
- Thorough knowledge of the Provincial New Home Warranty program and PDI process.
- Business Planning & Management.
- Financial Planning & Management.
- Ability to analyze data and draw information for conclusions, planning and problem-solving.
- Home inspections & orientations.
- Advanced communication skills, verbal & written.
- Quality Management.
- Skilled in Time Management & maintaining time-sensitive schedules.
- Computer skills: general to advanced.
**DESIRABLE EDUCATION AND EXPERIENCE**:
- Professional diploma or degree in Interior Design/Architecture or equivalent.
- Experience in new home construction, minimum 5 years.
- Experience working with a Provincial New Home Warranty Program.
- Contract development and negotiations.
- Supply chain management.
- Drafting experience (AutoCAD or equivalent).
- Customer service experience.
This is a permanent, full-time position based on typical weekday business hours; occasional overtime hours are required. LCS provides competitive salary and benefits package. Travel is required; a vehicle is mandatory.
