Our Leasing Managers are seasoned sales experts who understand that the “secret sauce” to making an impact in our business is outside the box thinking and the ability to make personal connections that close deals. They are responsible for overseeing, training and empowering a team of Leasing Specialists while creating and nurturing long-term strategies that improve property revenue, resident retention and quality of residents for our existing portfolio of multifamily rental suites throughout Ontario and Quebec as well as several new rental developments in the pipeline.

**What you’ll get to do**:

- Responsible for the leasing performance of all residential assets in assigned portfolio
- Prepare leasing assumptions for annual budgets for stabilized assets; adjust, as required
- Participate in the development of property budgets and monthly financial reviews
- Engage regularly with clients to ensure customer satisfaction
- Responsible for meeting and achieving KPI targets
- Maintain a complete and ongoing understanding of the residential real estate markets that Greenwin serves, including demographics, lease rates, occupancy levels, recent transactions, development pipeline, amenities, value-added services and future trends
- Advise/collaborate on key capital projects required to increase the leasability of each project
- Remain current on the latest marketing trends, best practices, technologies and resources to ensure Greenwin’s position as a leader in the industry
- Collaborate with Greenwin’s Marketing Team to develop ideas, execute strategies and fulfill special projects
- Support Communication team’s reputation management initiatives
- Research and establish leasing best practices and ensure leasing plans are implemented, managed and analyzed for performance
- Conduct regular training of Leasing Specialists and Coordinators
- Enforce brand and information consistency across all platforms, including signage, print ads and online platforms
- Work collaboratively with the Communications team and external agencies on the creation and management of all branded content
- Conduct regular site tours and provide actionable improvement plans for signage, curb appeal, marketing materials, and overall perception
- Prepare client reports and ad hoc reports, as required
- Embrace and support Greenwin’s “one team, one goal” culture and corporate social responsibility mandate
- Other special projects as required

**Who you are**:

- University or technical school graduate in business or a relevant field
- Industry-specific training is considered an advantage, though not mandatory
- Minimum of 5 years progressive experience in business, sales and/or real estate with demonstrated proficiency in multiple disciplines/processes related to the position
- Proficiency in the areas of sales, marketing, leasing, customer service and financial analysis
- Deep understanding of digital analytics tools such as Google Analytics
- Advanced knowledge of Yardi, Excel, PowerPoint and Word
- Flexible and adaptive to new ideas; ability to focus on the details to produce accurate and reliable work product while also grasping the bigger picture
- Ability to effectively lead and execute with mínimal supervision
- Demonstrated experience in developing and leading high-performance teams that deliver results
- Proficient and confident presentation skills within a corporate environment
- Must be able to identify and analyze problems; take decisive actions and risks when needed
- Possess intellectual curiosity and a meaningful desire to learn and develop
- Driver’s license and vehicle
- Sense of humour
