The Director of Property Management sets and executes the strategic direction for Bosa Development’s diverse portfolio of commercial and residential properties in Canada and provide input and support to the United States Property Management Team. The Director provides leadership, management and direction to the department including overseeing the health of the portfolio, day-to-day operations, and developing staff.

**DUTIES & RESPONSIBILITIES**

**Strategic**:

- Understand the company’s vision and strategic direction to inform the strategy, plan and initiatives of the department.
- Maintain knowledge and awareness of relevant industry trends, best practices and market conditions across the different geographic regions where Bosa Development operates.
- Participate in and advise on key matters relating to asset operation during the planning, development and construction phases of a project.
- Analyze the overall health of the portfolio, formulate budgets and plans to maximize return and utilization of assets and identify means to reduce waste and streamline processes.
- Act as go-to person for ownership on all matters related to property management.

**Operational**:

- Drive a culture of “ownership” and financial acumen among property managers over the properties in their respective portfolios, enabling them to lead all aspects of portfolio health from budgeting, forecasting and planning, regulatory compliance, to day-to-day operation, strata and tenant relations, maintenance and upkeep.
- Lead the development and implementation of standard operating procedures.
- Act as a point of escalation for critical and sensitive matters while enabling property managers to manage the front line.
- Build and maintain positive relationships with tenants, strata, service providers, consultants, and municipal bodies.
- Provide guidance to property managers with regards to strata matters.
- Negotiate operational/service contracts and monitor compliance. Regularly assess the performance of third-party managers and service providers, ensuring they embody the Bosa Development brand and standards, in addition to identifying preferred vendors and opportunities to reduce costs through master service agreements.
- Oversee capital improvement projects while safeguarding the company’s interests and ensuring third parties are held accountable for their responsibilities.
- In partnership with external counsel, respond to legal action involving insurance claims, and lease defaults as necessary.
- Ensure the maintenance of immaculate digital records of files and documents in a manner that is easily accessible and retrievable, and foster a culture of knowledge sharing.
- Assist Corporate Operations in the gradual migration of all property management records from on-premises servers to the cloud.

**People**:

- Onboard new property managers and work closely with Human Resources to identify learning and development needs for the property management team and participate in delivery of in-house training with HR as needed.
- Partner with Human Resources during recruitment, onboarding, training, performance management, succession, retention, workplace investigations, and termination procedures for property management staff.

**MINIMUM EDUCATION & PROFESSIONAL QUALIFICATIONS**
- Minimum of 8-10 years of experience in Property Management, at least 2-4 years of which are in a senior management role in an owner-managed environment.
- Certified Property Management (CPM) or Real Property Administration (RPA) certification, post-graduate diploma or degree in a similar discipline would be an asset.
- Experience directly managing large teams of people, remote and on-site.
- Experience dealing with strata corporations/condo corporations.
- Experience with varied asset classes (office, industrial, retail, mixed used and air space parcels) is a benefit.
- Experience using Yardi is a strong asset.
- Fluency in spoken and written English.
- Must be admissible into the United States.
- Valid Canadian driver’s license.

**Job Types**: Full-time, Permanent

Pay: $130,000.00-$180,000.00 per year
