Emil Anderson Properties is part of the Emil Anderson Group, a family owned company with an 85 year history in British Columbia. Our Land Development and Leasing activities are primarily focused in the Fraser and Okanagan Valleys. This position is located at our head office in Kelowna BC.
This is a rare opportunity for an experienced, client focused, Property Manager who will report to and support the Vice President of Properties and Acquisitions. This role requires strong interpersonal and administration skills, and a genuine commitment to solutions based tenant relations.
You are responsible to provide a first-class service experience. You must seek to understand tenant inquiries, resolve them yourself or dispatch relevant staff and third-party providers to handle requests. The Property Manager is ultimately responsible to maintain a team, culture and reputation for world-class tenant service at all Emil Anderson Properties locations. You are supported by our own affiliated construction personnel and a professional trade base that services other Emil Anderson Group construction divisions.
**Main Duties and Key Result Areas**:
**Residential**
- Advertising, showing suites or spaces to prospective tenants
- Perform various administrative duties including drafting rental agreements & tenant notices, updating maintenance records and managing tenant files.
- Managing tenant relations & communications.
- Enforcing the Residential Tenancy Act.
- Ensure move-in and move-out procedures are followed.
- Update Policies
- Contact prospects, follow up, and maintain relationships;
**Commercial**
- Prepare and support tours of commercial premises and highlight current policies, service availability and ongoing promotions to prospects;
- Prepare contracts, business, disclosure and legal documents required for the lease or the listing;
- Keeping current clients informed on issues pertaining to rates and prices as well as to leasing contract clauses and answering any question they may have;
- Maintain contact with lessees during their tenancy period to oversee their welfare and help resolve property issues;
- Follow up with new tenants to ensure satisfaction with their space and determine if they have further needs;
- Follow up with tenant improvements to ensure work orders have been completed correctly and in a timely manner;
- Stay knowledgeable of the property market status;
**Overall**
- Produce leasing activity reports and carrying out renewals as needed;
- Answer phone calls and give out leasing information per policy and procedure;
- Shop competition through phone calls and site market surveys;
- Create and maintain client databases, and segment accordingly;
- Maintain, update and monitor all social media platforms and web accounts associated with leasing and projects as directed;
- Assist with messaging for tenant communication, ads and brochures, and work with the team to create special offers and packages if required;
- Assist with tracking and monitoring inventory purchasing, liaising with preferred suppliers
- Evaluate, Seek Approval and Coordinate Capital Projects to maintain each building to the Emil Anderson Group Standard
- Other tasks as assigned by the Vice President.
- Working with legal and development teams to coordinate all real estate conveyancing for all asset classes
- Working with Sales and development teams to set up Strata’s
- Sales process document management
- Internal sales reporting for all assets
**About You**
You have a business education or administration training with preferably 1 year residential and/or commercial property management experience and demonstrated measurable achievements / improvement.
Your skills include:
- Knowledge of commercial leasing & residential property management.
- Strong leadership skills with the ability to clearly direct trades and site personnel.
- Excellent oral and written communication skills so direction or issues are clear and easily understood
- Strong computer skills including Microsoft office suite & property management software
- Ability to review building specifications and drawings is a plus.
- BC Rental Property Management License (an asset)
You must own a personal vehicle that is in good operating condition as well as a clean and valid B.C. driver’s license.
