Full Job Description

Live and work in a beautifully landscaped garden steps from the beach/lake, in the heart of pedestrian friendly Pandosy Village, and only a short drive from downtown Kelowna.

We are seeking a full-time, on-site, Maintenance Manager and on-site Property Contact to join us and our management team to oversee our rental properties which include a 170-apartment complex in Kelowna, BC.

The successful candidate is expected to live on-site and will be the primary property contact for the residents.

They will complete maintenance requests /work orders, and scheduled preventative maintenance, assist with property administration, and oversee the evening security by responding appropriately to disturbances and/or emergencies if they arise. They will also perform regular, periodic property patrols during the day (inside and out), and oversee various other tenancy and property management activities.

Maintenance & Caretaker

Primary Role & Job Responsibilities:

  • Complete tenant work-orders and repairs in a timely manner. This includes but is not limited to: minor plumbing, minor electrical, small appliance repairs, basic carpentry, paint and drywalling, screen and blind repairs/installment, general building maintenance, troubleshooting, and construction tasks.
  • Be the emergency contact for residents and owners' after-hours.
  • Collection at the end of / beginning of the month.
  • Oversee all administrative rental communications and processes as needed.
  • Work closely with management team and owners to ensure tenancy and property documentation is complete and accurate.
  • Move-in and move-out, inspection reports, and tenant documentation, and communications as required.
  • Complete maintenance & repairs of vacated suites in preparation for new tenants as needed.
  • Pool and hot tub testing, maintenance, and cleaning (will provide training).
  • Monitor and review security cameras, communicate, complete and file incident reports and other documentation in a timely manner.
  • Initiative to notice and perform repairs and cleaning as noticed, without being asked, to keep properties in best possible condition.
  • Perform scheduled building rounds (inside & outside) during the day and identify, schedule, and complete any property issues/repairs.
  • Delivery of property-wide and individual resident communications as required.
  • Collaborate, coordinate, support, and monitor janitorial, landscaping, and construction sub-contractors as needed.
  • Coordinate, communicate with tenants, and assist inspector with annual property inspections for safety and insurance.
  • Assist Maintenance Manager and team with at other properties when assistance is needed, to cover holidays, and/or with construction and major projects as they arise. This assistance is also provided in the reverse when the person in this role needs extra hands for projects, holidays, etc.
  • Snow /ice removal from sidewalks and pathways as needed in winter.
  • Complete departmental reports.

Mandatory Requirements:

  • Live on-site
  • General knowledge and experience in basic plumbing, electrical, construction, troubleshooting appliances, etc.
  • Clean criminal records check with RCMP.
  • Be physically able to carry out all necessary duties. including walking, bending, pushing, pulling and lifting up to 50lbs.
  • Friendly, personable, reliable, professional, and dependable.
  • Good knowledge of Microsoft Office (Word, Excel and Outlook), Internet.
  • Work full-time and depending on the timing of month-end/start, vacancies, this may include Saturdays and Sundays, with days off adjusted accordingly.
  • Trustworthy and honest, with the ability to work independently and in a team environment where mutual support is essential.
  • Regularly communicate and report to controller, directors/ property owners.
  • Must be a current resident of Canada or possess the appropriate documentation to legally work in Canada.

Additional Details:

  • Previous experience in residential management an asset, but not necessary.
  • 1 and 2 bedroom accommodation options available and negotiable for the successful candidate at a discounted monthly rent as part of the employment agreement.

Pay: $28.00-$34.00 per hour
