**Overview of the Role**:
The Effort Trust Company is currently looking to hire a **Leasing Specialist** to join our team at our Head Office location in Hamilton, Ontario.

You will be responsible for showing prospective tenant’s various purpose-built rental properties throughout Hamilton (and surrounding areas), offering general support to the Leasing & Marketing Department, and responsible for achieving and maintaining acceptable vacancy rates.

**Core Responsibilities**:

- Provide exceptional customer service to prospective and current tenants.
- Schedule appointments with prospective tenants and promote online bookings.
- Show prospective tenants both vacant and occupied suites (ensuring applicable notice is provided to current tenants).
- Inspect vacant units to determine and ensure rent-ready status.
- Develop and provide weekly traffic report.
- Assist with collection of data to support market surveys of existing properties.
- Document feedback from prospects and formulate recommendations on rental rates, promotions and overall market conditions based on incoming site-level responses.
- Work closely with Leasing Administrator to update advertising based on availability.
- Additional tasks as assigned.

**Skills & Qualifications**:

- Experience in residential leasing or rental management.
- Strong understanding of local rental regulations and compliance.
- Proven ability to work towards and meet targets.
- Demonstrated success in sales, particularly in lead conversion.
- Experience scheduling and coordinating viewings, maintaining schedules and calendars, and booking appointments.
- Experience with property management software is considered an asset (Lead Management, Property Vista, Yardi Voyager, Payquad).
- Advanced level knowledge of Microsoft Office products, including Excel & Word.

**REQUIREMENTS**:

- Be willing to work irregular hours as rental offices are open seven days a week, including evenings and weekends.
- Must read and write English fluently.
- Local travel within Hamilton & surrounding area (including but not limited to Dundas, Stoney Creek, Kitchener, St. Catherines).
- Uniform golf shirt (provided)
- A valid driver’s license and vehicle.
