Live-in Building Caretaker

We are seeking a responsible, hands-on **Building Caretaker to live on-site** and oversee the day-to-day care of a 93-unit apartment building. This position is ideal for a reliable and self-motivated individual (or couple) who takes pride in keeping buildings safe, clean, and well-maintained, and enjoys working with people.

**Key Responsibilities**
- Perform routine cleaning and upkeep of common areas (hallways, laundry rooms, entrances, garbage/recycling areas).
- Complete minor repairs (plumbing, electrical, carpentry, painting) and submit/coordinate work orders for contractors when needed.
- Conduct regular building inspections to identify safety or maintenance concerns.
- Handle minor apartment turnovers: cleaning, painting, and preparing units for new tenants.
- Assist with move-ins and move-outs, including key management.
- Monitor building systems (heating, hot water, lighting) and report issues promptly.
- Enforce building policies respectfully and fairly.
- Maintain records of work completed and supplies used.

**Qualifications**
- Must have non criminal record
- Previous experience as a building caretaker, superintendent, or property maintenance worker preferred.
- Basic knowledge of plumbing, electrical, carpentry, and cleaning methods.
- Strong communication and problem-solving skills.
- Ability to handle emergency situations calmly and effectively.
- Physically able to perform manual labour (lifting, cleaning, repairs).
- Must live on-site (accommodation provided as part of compensation).

**Compensation & Benefits**
- Independent contractor
- Based pay is $3100/month

- Stable, long-term position with a professional property manager.
