Regional Property Manager

We are currently searching for a **Regional Property Manager** to oversee our properties.

In May 2021, we broke ground for the first phase of our redevelopment on Carling Avenue in Ottawa, ON. While the first phase of construction is underway, pre-construction activities continue for the second phase of this development. The two phases will consist of a multi-building residential apartment complex including ground-floor retail space. The development is located at 1354 and 1376 Carling Avenue.
- Develop and implement strategies which positively impact portfolios net operating income and enhance the value of the property.
- Act as a liaison between the Property Managers and Corporate Offices while working closely with the senior team on implementing longer term projects to enhance the value of the property, including capital expenditures and sales projects.
- The safe and efficient operations of the buildings within their portfolio, with a view of optimizing net operating income.
- Oversee the lease up of the properties as well as the maintenance of a high occupancy rate with high quality tenants.
- Lead regional advertising strategies, including coordination with marketing resources, to ensure advertising is appropriate to meet occupancy goals.
- Seek and implement revenue enhancements to positively impact portfolio net operating income.
- Presentation of operating budgets to senior management.
- Actively monitor and report monthly financial variances and narratives.
- Develop, implement and maintain policies and procedures ensuring best practices.
- Implement corporate objectives at the property level.
- Oversight of third-party management company. Ensure they are following and meeting company objectives.
- Oversight of the hiring, training and supervision of property managers and all other on-site staff. Provide ongoing feedback and coaching to employees, including disciplinary action as required.
- Oversee and assist Property Managers with any issues/property incidents in residential, commercial or association management.
- Regularly visit properties.

To be successful in this role, you must be tenacious and able to pivot often. You will be an entrepreneurial, forward thinking and results focused professional with a keen eye for adding long-term value to the operations. You will be hands-on when implementing change and take full ownership for your performance the results of the operation. You will also possess the following qualifications:

- Minimum 5 years’ experience in residential property management
- Minimum 3 years experience in a multi site manager role, including new construction and lease up experience
- Strong negotiation, problem solving and relationship-building abilities
- Financial awareness, knowledge of budget process, minimization of controllable costs and optimum utilization of resources
- Highly organized and detail orientated
- Proven ability to multitask and prioritize effectively
- Experience using Microsoft Office
- Perfectly bilingual written and spoken is considered an asset (English and French)

**Experience**:
