**Job Summary**

**Duties**
- Complete tenant/common area/building work orders in a timely manner (to include, finish carpentry, patching/painting, flooring, moving appliances, suite turnovers, filter changes, heating & A/C, doors, windows, cabinets & fixtures) and other duties as assigned by the Property Manager
- Appliance (Frigidaire) installation & repair (washer, dryer, fridge, stove, microwave & dishwasher)
- Perform daily walk through inspections of the property
- Groundskeeping - summer - to include garbage pickup, lawn mowing, weeding, watering of lawns
- Groundskeeping - winter - snow removal of entrances, pathways, parking lot, sand & salt as necessary
- Rotating garbage bins inside/outside for garbage pickup, weekly
- Assist with tenant move ins/move outs to ensure work required is complete for new tenant
- Coordinate with trades to ensure correct & timely completion of projects
- Order & pick up necessary material to complete job tasks
- Utilize Yardi to enter & track work orders and maintenance schedules.
- Maintain a clean and safe work environment, adhering to all safety protocols.
- Assist in the development of preventive maintenance programs to minimize downtime.
- Inspect all company equipment to ensure optimal operation at all times which is provided to enable all necessary tasks to be completed
- Respond promptly to maintenance requests from staff or management, ensuring high levels of customer service.
- On-call rotation for after hour emergencies, assigned in two (2) week rotation cycles, approximately 5 times per year.
- Other duties, as assigned.

**Requirements**:

- 3-5 years experience in residential apartment maintenance.
- 2 years appliance repair experience.
- Strong carpentry & painting skills
- Able to troubleshoot and problem solve effectively.
- Strong problem-solving skills with attention to detail.
- Ability to work independently as well as part of a team in a fast-paced environment.
- Good communication skills, both verbal and written, with a focus on customer service.
- Well organized and able to multi-task
- Familiarity with Yardi software is an advantage but not required.
