**Job description**

Prefer superintendent couple for small residential apartment buildings in midtown Toronto with 38 suites. Superintendent couples to have at least one person working full time at building, available on site, the other can have additional employment elsewhere.

Required to do cleaning. All Repairs and Maintenance include both in common areas of the building(s) and in suite. Minor electrical and plumbing, replace light fixtures, plugs and switches, fuses. Troubleshoot appliance repairs in suite, heating systems in the building(s).

Superintendent Coverage & Emergency Response: Responds to all emergencies to investigate and resolve immediately, required to be on-call outside of normal working hours (e.g. evenings and weekends) to deal with tenant issues and inquiries to contribute to tenant satisfaction and retention as well as suite turnover.

Building and Suite Cleaning: Responsible for cleaning common areas including stairways, hallways, elevators, etc. and garbage removal.

Must be fluent in speaking and writing English. This is a full-time live in position. Please reply with your resume for consideration and include all work history and references. Six month probation.

**GENERAL DUTIES**:
Common Area Building Maintenance
Grounds-Keeping
In-Suite Maintenance (Resident Work Orders)
Fire & Life Safety Procedures and Compliance Tasks
Waste, Recycling, Duty
Customer Service to Residents
Emergency On-Call Overnight and Weekends
Liaison with Contractors
Oversight of Building Cleanliness and Cleaning Duties
Maintaining Adequate Building Supplies
Log keeping related to building maintenance and contractors
Communication with Management Office

**EXPERIENCE & SKILLS REQUIRED**
Previous experience as a Building Superintendent preferred.
Excellent Building And In-Suite Maintenance Skills
Building Fire Code Compliance
Excellent Communication and Interpersonal Skills
A Great Team Player
