**BUILDING SERVICE WORKER**

**PURPOSE OF THE POSITION**

The purpose of this position is to ensure the highest possible standards in a well-used heritage building and rental venue. This position plays a key role in our non-profit, charitable organization and is responsible for performing superior custodial duties, minor maintenance, furniture setup and take down, light gardening, painting and a variety of other duties in order to ensure that our building and rental venue is maintained in a healthy, safe and sanitary manner. This position reports to the Building Manager.

**RESPONSIBILITIES**

**1. **Custodial duties - this includes daily, weekly, monthly and annual tasks.**
- Mops, sweeps and vacuums
- Dusts from top to bottom, including high dusting
- Washes and disinfects all washroom floors, toilets, toilet seats, hand dryers and fixtures
- Cleans all mirrors
- Replenishes toilet tissue, hand washing soap and paper towels
- Empties all waste, recycling and compost bins
- Takes garbage to outside storage bins and coordinates pick up
- Cleans the building entrances including glass, doors, hardware and floors
- Keeps outside area around the building clear of snow, trash and debris
- Washes all marks from walls, doors, hardware and glass
- Cleans kitchen sinks, counters and appliances
- Reports damages and acts of vandalism to Building Manager
- Washes and buffs floors with floor polisher
- Washes stairs and landing floors
- Cleans walls, toilet partitions and baseboards in washrooms
- Performs high dusting and washes high windows
- Other duties as requested

**2. **Rental Venue duties**
- Sets-up and breaks-down furniture for meetings and events according to specific floor plans
- Sets-up and takes-down Audio Visual and other electronic equipment
- Performs custodial and maintenance duties throughout venue as listed above
- Ensures all areas of the venue are organized and well-kept
- Assists clients as needed
- Other duties as requested

**3. **Maintenance duties**
- Performs and/or reports minor maintenance repairs to Building Manager
- Makes note of the need for equipment repairs and informs Building Manager
- Changes light bulbs
- Performs routine plumbing clean outs
- Moves furniture/boxes/packages/equipment
- Coordinates trash, compost and recycling for removal
- Maintains, organizes and secures storage areas
- Maintains and organizes cleaning equipment, materials and supplies in a safe and orderly manner to ensure efficiency and the safety of staff, tenants and venue renters.
- Ensures there is an adequate supply of cleaning materials and custodial supplies; informing the Building Manager when supplies need to be ordered and re-stocking as required.
- Performs touch up painting
- Performs light gardening duties; mows grass, weeds, waters gardens and light pruning
- Other duties as requested

**4. **Safety and security procedures**
- Opens and/or closes the building, checks alarm systems, checks premises to guard against theft, fire, illegal entry
- Provides access for staff, suppliers, trades, service calls outside of office hours
- Ensures door closing hardware and locks are functioning, reporting any irregularities to Building Manager
- Other duties as requested

**5. **Customer Service**
- This position interacts daily with building tenants, venue renters, service providers, trades, neighbours, and the public. Providing excellent client service is essential for success in this position.

**KNOWLEDGE, SKILLS AND ABILITIES**
- Knowledge of standard cleaning procedures, chemicals, products and equipment
- Knowledge of WCB regulations.
- WHMIS(Workplace Hazardous Materials Information System) certificate
- Completion of a Building Services Worker program is an asset.
- Completion of grade 12.
- Must be able to lift approximately 50 pounds
- Repetitive motion required on a daily basis and may include bending, pushing, pulling, reaching, climbing, squatting, and lifting
- Light carpentry, painting and gardening experience is desirable.
- A solid working ability to perform minor plumbing and electrical repairs - renovation experience is an asset.
