Akman Construction is looking for a Project Manager/ Coordinator. Project management responsibilities include the coordination and completion of projects on time within budget and within scope. Oversee all aspects of projects. Set deadlines, assign responsibilities, and monitor and summarize progress of project. Prepare reports for upper management regarding status of project.

You will also be responsible for evaluating bid specifications and drawings, ensuring that we know everything required to successfully bid and win the project. This person will also need to entail aggressive follow-up with subcontractors to ensure that bids are received, while also working with the Project Management to follow-up on bids. You will also be responsible for planning, organizing, and direct the activities of Akman's ongoing construction projects. You work on-site most of the time, looking after the day-to-day responsibilities of the project

Duties and Responsibilities:

- Coordinate internal resources and third parties/vendors for the flawless execution of multiple projects
- Ensure that all projects are delivered on-time, within scope and within budget
- Assist in the definition of project scope and objectives, involving all relevant internal stakeholders and ensuring technical feasibility
- Ensure resource availability and allocation
- Develop a detailed project plan to monitor and track progress
- Manage changes to the project scope, project schedule, and project costs using appropriate verification techniques
- Measure performance using appropriate project management tools and techniques
- Report and escalate to management as needed
- Manage the relationship with the client and relevant stakeholders
- Perform risk management to minimize potential risks
- Establish and maintain relationships with third parties/vendors
- Create and maintain comprehensive project documentation
- Meet with clients to take detailed ordering briefs and clarify specific requirements of each project
- Delegate project tasks based on junior staff members' individual strengths, skill sets, and experience levels
- Track project performance, specifically to analyze the successful completion of short and long-term goals
- Meet budgetary objectives and make adjustments to project constraints based on financial analysis
- Develop comprehensive project plans to be shared with clients as well as other staff members
- Use and continually develop leadership skills
- Attend conferences and training as required to maintain proficiency
- Perform other related duties as assigned
- Develop spreadsheets, diagrams and process maps to document needs
- Shows creativity and resourcefulness to gain better pricing from subcontractors Submits 100% of bids and budgets by the bid deadline no exceptions.
- Efficiently performing all stages of an estimate including: project selection, estimate organization, take-off, pricing, review and closeout.
- Communicate project progress/status with Management.
- Prepare, analyze and maintain accurate quantities and thorough take offs from plans.
- Estimate time, materials and equipment required for job completion.
- Prepare contracts and negotiate changes to contracts with architects, consultants, clients, suppliers, and subcontractors.
- Develop and implement quality control programs
- Prepare progress reports for clients.
- Manage the purchase of building materials and land acquisitions.
- Hire and supervise subcontractors and staff.

Job Skills & Qualifications:
Essential Skills

As a construction project coordinator, you need to:

- Speak, write and read English.
- Have good project administration and management skills.
- Read and interpret blueprints, drawings and specifications.
- Have working experience with 3D computational excavation estimating software.
- Use computer programs specific to the construction industry, such as scheduling and CAD software.
- Have in-depth knowledge of new systems and materials as well as building codes and regulations.
- Have proven knowledge of navigating through different BIM Project Management software.
- Possess excellent interpersonal and negotiation skills.
- Have a good understanding of deep excavation and surveying methods.

**Required Skills**:

- 5+ years’ experience working in civil water/sewer/excavation management and estimating
- Bachelor Degree in Civil Engineering or Construction Management or equivalent
- Must have in-depth knowledge of using Critical Path Method and Last Planner Method
- Must have Experience with GPS and Creating Designs
- Must have knowledge on both vertical and horizontal construction.

**Salary**: $70,000.00-$80,000.00 per year
