**DESCRIPTION**:
On a day-to-day basis the Project Manager, Apartments will be responsible for all aspects of the planning, development, design, procurement, and construction process of wood frame projects. The role is diverse and involves successful execution of different projects from conceptual design to close out. The core of the position includes managing safety, quality, risks, design, permits, contracts and procurement, cost and schedule management, personnel management, staff training, stakeholder management, accurate financial reporting, and effective communication that fosters all relationships.

**Responsibilities**:
Project Management of several multi-family projects, including:

- Project planning
- Design development
- Permitting
- Budget development and cost management o Procurement & contracts
- Implementation/Execution of project
- Project reporting
- Evaluation of the project
- Review engineering drawings for design development and detailed design.
- Coordination of permitting activities for various projects.
- Development and execution of procurement and contracting plans.
- Preparation of proformas for several multi-family projects.
- Coordination of procurement and contracting activities.
- Coordination of Site works with Engineers and Subcontractors.
- Coordination between multiple departments (i.e., design, finance, construction, safety,

land development, etc.).
- Project Document Control.
- Change management.
- Review invoices before processing.
- Track and update costs, schedules, and cash flows.
- Other duties as assigned.

**Required Skills**:

- Completion of a post-secondary education in Architectural Technologies, a degree from an accredited university or a related discipline.
- 7+ years construction project management experience in wood frame apartment

buildings with parkade, including on-site project management experience.
- Experience with 6-storey apartment buildings is preferred.
- A background as a project manager for large infill construction projects is highly

desirable.
- Ability to manage deadlines, resources, and multiple projects.
- Flexible and adaptable to rapid change.
- Ability to establish and maintain cooperative working relationships.
- Attention to detail and accuracy in composing and proofing written materials.
- Handle sensitive and confidential assignments with tact and diplomacy.
- Strong technical building design and construction knowledge.
- Advanced experience with Microsoft Project software is required.
- Strong oral and written communication skills.
- Strong organizational and time management skills.
- Accurate and detail orientated.
- Task planning, decision making, and problem solving skills.
- Math skills relating to estimating Is required.
- Ability to read blueprints and soil reports is required.

**Salary**: $120,000.00-$140,000.00 per year
