Avenue Living Communities is committed to a green future by enhancing our properties with features such as environmentally friendly water management procedures, improved heating and cooling systems, solar panels, and upgraded air filtration technology. **WHAT WILL YOU DO?** - Complete construction projects ensuring the health and safety of our tenants and employees. - Projects include in-suite renovations, exterior siding, windows, roofs, boilers, common areas etc. - Create Capex scenarios and reports as needed. - Project Manage Building Upgrades < $100,000. - Tendering / preparation of RFPs. - Complete municipal building and development permits where required. - AFE & Purchase Order Approval Process. - Construction Management & Progress Inspections. - Procurement - vetting of new contractors and suppliers. - Provide Contract Admin team with information required to create construction agreements for all work being awarded. - Operations Support. - Other internal projects as required (change management, IT). - Provide weekly updates on projects to stakeholders. - Coordinate project activities with both our field staff and Calgary head office. - Additional duties as required. **WHAT WILL YOU NEED?** - 3-5 Years experience executing upgrade projects on Multi-Family Apartment buildings. - Construction estimating or site-supervisor experience. - Experience with the full project life cycle of building upgrades from planning through to completion. - Experience managing roofing, siding, mechanical, HVAC, electrical, balcony, carpentry and interior renovation projects. - Experience working with municipal authorities. - Expect to spend 25-50% of your time travelling to our buildings across our portfolio. - Ability to manage a large volume of small projects in parallel. - Exceptional problem-solving capability. - Ability to work outside of normal working hours as required. **WHAT DO WE OFFER?** - We live and breathe our core values.
