**Overview** The Maintenance Superintendent will perform all necessary maintenance in addition to building cleaning, janitorial duties and emergency support services to residents as per this document and in accordance with the Fire Safety Plan. During the routine performance of the duties associated with this position the Maintenance Superintendent shall become familiar with and observe all requirements as outlined in the Occupational Health and Safety Act; Tenant Protection Act; Ontario Fire Codes, AODA (Accessibility for Ontarians with Disabilities Act) and the Customer Service Standard and shall have Workplace Hazardous Material Information Systems certification. **Responsibilities** The Maintenance Superintendent will review tenant and/or maintenance repair work orders and determine action to be taken. Will be forwarded to the property manager for attachment to the contractor invoice if applicable. Maintenance request which may require capital expenditures will be referred to the Board of Directors for resolution prior to implementation Tenant Turnover: complete a move-out report with every vacating tenant and discuss any maintenance or repairs which may be required, prior to the tenant vacating. **Daily Responsibilities** - Complete maintenance charts (check, test, inspect) as required on all mechanical and electrical equipment - clean lobby - elevator floors to be swept and washed as necessary - Pick up outside litter off ground, parking lots, stairwells and driveways - Check all light bulbs in common areas and replace as required - Do complete walking check of building for repairs, door operations and fire equipment - report any abandoned or unlicensed vehicles to Property Manager promptly corridor carpeting to be vacuumed daily if required - ensure walls are free of any marks or non-authorized signs - Ensure hallways free of furnishings - ensure laundry room is clean and that all washers and dryers are cleaned and in proper working condition. Remove lint from dryers. - ensure fire lanes are kept free of any parked cars and report any violations to the police - inspect fire extinguishers - Receive work Orders, prioritize and arrange/or carry out repairs in a timely fashion - Some work may be outsourced from time to time on the recommendation of the Property manager and Board of Directors. Three quotes are required." **Weekly Responsibilities** - Sweep stairwells, ensure safe and easy passage for residents - clean elevator - ensure garbage bin is cleared for pick up and no bags in the way of the pick-up truck - ensure all large boxes are folded or flattened - sweep front of building and remove all refuse and hazardous materials - clean recreation room and kitchenette areas - clean staff bathroom - clean all exit doors - clean all lobby windows as required - outside garbage cans will be monitored and emptied weekly, or more often as necessary - Check Inventory, and complete requisitions to place orders as required. **Monthly Responsibilities** - Disinfect garbage carts and recycling bins - Inspect all windows and doors and advise Property Manager promptly of any damage or missing screens detected - Change or clean furnace filters - Light fixture lenses to be cleaned of bugs, etc. and washed - test emergency lighting systems in the building - test emergency elevator communication - complete fire charts in accordance with the Ontario Fire Code - prepare maintenance report for monthly Board meeting - May be requested to attend board meetings occasionally, as deemed necessary." **Yearly Responsibilities** - Be present when any annual testing for elevators, sprinklers, fire alarms, etc. is conducted - conduct an annual fire drill with the participation of the residents under the direction of the Property Manager - have debris removed from grates and down spouts once per season, or more often as required- Pay: From $50,000.00 per year **Benefits**: - Dental care - Extended health care - Vision care Schedule: - Monday to Friday - Weekends as needed Work Location: In person Application deadline: 2025-06-30
