Job Title: Building Maintenance Manager Location: Winnipeg, MB

**Purpose and Scope**

This role ensures the efficient operation, safety, and maintenance of assigned properties, delivering exceptional service to tenants and supporting the Property Manager in maintaining high standards. Responsibilities include a wide range of operational, maintenance, and customer service duties, designed to ensure the seamless functioning of the property. The Building Maintenance Manager will take a proactive approach to property operations, becoming thoroughly familiar with the assigned property and contributing to its optimal functionality. This role requires adaptability to provide support across multiple locations as needed and includes participation in an on-call rotation for after-hours emergencies.

**Key Responsibilities**:
**General Operations**
- Be available for after-hours emergency response as part of a shared on-call rotation.
- Act as the primary contact for monitoring companies and emergency services as required.
- Coordinate building access controls and manage security systems effectively.
- Oversee the activities of third-party contractors and suppliers, ensuring compliance with quality and safety standards.
- Issue purchase orders and manage the procurement of materials and equipment as needed.
- Participate in ongoing training and orientation to stay informed of best practices.

**Repairs and Maintenance**
- Complete all assigned work orders promptly and appropriately.
- Coordinate with third-party contractors for specialized repairs as directed by the Property Manager.
- Ensure all mechanical and utility spaces are tidy and well-organized.
- Schedule and execute routine maintenance tasks.
- Assess and address renovation and maintenance needs for apartments during turnover periods

**Preventive Maintenance**
- Conduct monthly tests of emergency generators and other critical systems within the scope of your training.
- Perform regular inspections and maintenance of fire extinguishers and common safety systems.
- Support water treatment testing as directed by HVAC contractors and monitor HVAC/mechanical equipment operation.
- Complete preventive maintenance checklists and notify relevant parties of any concerns that require immediate attention.
- Regularly inspect vacant and common areas for issues and address any problems proactively.
- Identify safety concerns and escalate them to the Property Manager as necessary.

**Customer and Client Care**
- Respond promptly and courteously to tenant and client requests.
- Coordinate tenant space access for third parties or Landlord needs, ensuring mínimal disruption to tenants.

**Administration**
- Maintain accurate and up-to-date equipment logs and maintenance records.
- Track and document maintenance activities in the database to ensure transparency and efficiency.
- Prepare reports, checklists, and other required documentation to support property management objectives.

**Requirements**:

- Previous experience in building maintenance or property management, preferably in a high-end residential setting.
- Strong knowledge of HVAC systems, mechanical equipment, and safety protocols.
- Excellent problem-solving skills with the ability to prioritize tasks effectively.
- Strong communication and interpersonal skills for tenant and contractor interactions.
- Availability to participate in an on-call rotation for emergencies.
