**PROPERTY ADMINISTRATOR, HRM, NOVA SCOTIA**

As a member of a professional and growing real estate management company, you will be based in the Halifax Regional Municipality (HRM) Area in Nova Scotia and will be responsible for the Property Administrator function on a busy and growing portfolio of commercial properties located across Atlantic Canada. As a Property Administrator, your main objective will be to ensure that all of the elements of the position as outlined below are being performed in an efficient manner, and to support the team. You will have a positive, professional approach in planning, scheduling, communicating, and organizing the activities of your position. You will report internally to the HRM based Property Managers and will support the property management team. The day to day role is as follows but not limited to:

- Rent collection, arrears
- Tenant account reconciliations
- Draft / prepare lease abstracts
- Coordinate tenant move in/move outs
- Collect and track tenant insurance certificates
- Manage utility accounts
- Work closely with realty tax consultants, provide requested information, and complete documentation as required.
- Maintain tenant and contractor contacts
- Front line tenant contact in dealing with a variety of tenant issues
- Coordinate/arrange building access and maintain property keys/lockboxes
- Assist with the preparation of monthly reports and annual budgets
- Other duties as assigned

**Experience required**:

- A minimum of 5 years previous experience as a Property Administrator is preferred
- Excellent understanding of commercial leases
- Experience in reconciling tenant rent accounts.
- Superior organizational skills, ability to multi-task with an eye for detail
- Ability to work independently with mínimal supervision
- Strong interpersonal and communication skills
- Knowledge and experience in Microsoft Office
- Working knowledge of MRI is an asset
- Personable, pleasant demeanor

**Hours of Work**

The Employee will mainly work core hours between 9AM and 5PM, Monday to Friday, however, the employee acknowledges that due to the nature of the role, it may be necessary to work outside of these hours in rare circumstances.
