**Job Summary**
To lead and oversee the effective planning, coordination, and execution of maintenance operations across residential and commercial properties. The Maintenance Manager ensures that all building systems and infrastructure are maintained to the highest standards of safety, functionality, and efficiency, supporting long-term asset preservation and tenant satisfaction.
**Responsibilities**:
- Develop and maintain an effective preventive and corrective maintenance program for building systems to ensure an efficient operation of the residential and commercial portfolio assets, including the annualized planned major maintenance program;
- Analyze the utility demands of the portfolio by performing building systems inspections, identifying equipment operating deficiencies, recommending and implementing system modifications, improvements, or replacements;
- Administer and/or monitor various maintenance service contracts, including tendering, scheduling, cost control, and associated documentation;
- Provide technical assistance and recommendations to the new construction program as required, including selection of equipment, tendering, commissioning of mechanical, electrical, security, communication, distribution cabling, and building automation systems, and review of changes;
- Prepare scopes of work, budget estimates and specifications for assigned projects, review engineering drawings, prepare, issue and review tender documents and bids, negotiate with bidders, make recommendations for award of contracts, prepare contract documents; as required, act as project manager for the disposal of old and installation of new equipment such as boilers, chillers, cooling towers, air make-up systems, decatron units, power generators, irrigations systems, including approval of invoices and progress claims;
- Planning and coordination of work involving asbestos abatement/removal in electrical and mechanical rooms and associated components;
**Knowledge, Skills, Abilities**
- Ability to plan, organize, and effectively manage time and workload to meet schedules and completion dates with mínimal supervision;
- Excellent oral and written communication skills; very good ability to be resourceful in obtaining information;
- Thorough knowledge of specification and tendering procedures and contract administration practices;
- Ability to liaise with Public Utility representatives, consulting engineers, contractors, and suppliers;
- Thorough knowledge of building maintenance and construction, including building automation controls, HVAC, plumbing, elevator, and electrical systems;
- Knowledge of current energy conservation techniques applicable to large commercial and residential buildings, such as high efficiency motors, VFD drives on AC motor conversions;
**Qualifications**
- Mechanical or Electrical Engineering Technology diploma and several years of direct related experience or an equivalent combination of technical training and related experience,
- Proven experience in building maintenance or facilities management, preferably in both residential and commercial settings.
- Strong knowledge of building systems (HVAC, electrical, plumbing, etc.).
- Excellent leadership and team management skills.
- Ability to read and interpret technical documents, blueprints, and manuals.
- Strong organizational and problem-solving abilities.
- Proficiency in maintenance management software is a plus.
- Relevant certifications (e.g., HVAC, electrical, OSHA) are desirable.
