Job Description Summary
In accordance with C&W Services policies and procedures, this position directs the integrated facilities services program at a key client account located in Ottawa, Ontario, Canada. The contract site is a large university environment consisting of multiple buildings totaling 1.5 M square feet of academic/administrative office/ logistics space/residences and athletic buildings.
The primary focus of the FM manager will be to extend the optimal fulfillment of our company’s contractual obligations in a safe and cost effective manner. The FM Manager will supervise the activities of assigned FM staff (on site), and authorized contractors. Established service deliverables have been identified as, but not limited to operating and maintaining mechanical rooms, building operations and maintenance services.

**SUMMARY OF ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES**:
**Client relationship management**: key stakeholder, communicator, and leader in site level tactical relationships between C&W Services and client(s)
**Safety program administration**: Manage the site level behavioral safety program to promote an injury free workplace
Ensures compliance with relative regulatory agencies
Implements the maintenance program with the support of Account Manager and Regional leadership support
**Facilities operations**: Manage the site’s operations program and staff including the continuous improvement of work order processes, CMMS (Maximo) entries for the client, job plans, and work order tracking system
Direct, coordinate, approve and implement standard operating policies (SOPs) and procedures to meet all applicable provincial regulations, codes, and standards
Manage and ensure continuing maintenance and operation of HVAC systems, electrical, BAS system controls and trade related duties when needed such as plumbing, boiler maintenance, and maintenance for a variety of mechanical commercial, and industrial systems, etc.
Maintain and control all PM tasks monthly through the CMMS
**Small projects administration**: Manage multiple small improvement projects performed with C&W Services FM staff and/ or contract services
**Subcontractor management and contract administration**: Oversee the work of all subcontractors including evaluation, selection, and inspection of work performed
**Quality program implementation**: Manage site level quality program. Provide continuous process improvement and cost leadership
Establishes performance standards, develops, and presents Quarterly Business Review report to client under the direction and support of the Account Manager
SUPERVISORY RESPONSIBILITIES
Direct supervision of one or two FM Supervisors
Hire and train account site level staff
Lead a team of approximately 15 C&W Services FM staff
Manage and evaluate staff performance on a quarterly, semi-annual, and annual basis
**PERFORMANCE GOALS**:
Safety compliance - ensure C&W Services safety policy is implemented and program goals are met
Fiscal responsibility - meet annual financial targets established by the Account Manager
Quality of workmanship - meet annual goals for prescribed call backs and customer service metrics
Delivery of service - follow work order and services delivery processes - meet response and completion targets required by client
