The team is responsible for campus master planning, space allocation, design & engineering services, costing, leasing, and all construction and renovation projects.Your opportunity:Under the general direction of the Associate Director or Executive Director and working with the client, the Project Manager I (PM I) is the primary point of contact assigned to independently manage and oversee major construction and renovation projects on all three campuses at the University of Toronto.The PM I is typically assigned projects that are complex in nature with a construction value of up to $15 million. These projects typically have a shorter duration of project completion (typically range from 6-18 months). Typical projects include, but are not limited to: elevator modernization, signage projects, labs with one technical area of focus (including clean labs, fume hoods, small scientific research equipment, venting considerations), office renovations with single department/group occupant, various renovations within heritage buildings which require City and U of T Planning involvement as well as heritage consultants, electrical service upgrades to several buildings, and installation of back flow preventors in multiple buildings.In addition, the PM I will also work in collaboration with more senior project managers on component/s of larger and/or more complex projects (with construction values of $15 million to over $100 million). They will consult with other unit staff but is ultimately responsible for the overall implementation of projects from concept to completion and for all aspects during the different phases of the project. This may include arranging for building permit approval and permit fees, planning, consultant selection, design, tender and contractor selection, construction, commissioning and occupancy. The incumbent prepares, reviews and manages correspondence, reviews and provides feedback on drawings, ensures appropriate reviews are undertaken, and provides assistance to the client to ensure understanding and agreement on decisions.The PM I manages changes in project scope, identifies potential risks and devises contingency plans. Overarching goals of keeping the project on time and budget within the agreed upon scope are also the responsibility of the PM I.The PM I will have a breadth of knowledge gained by their experience and their degree in Engineering or Architecture that provides them with strong technical knowledge and understanding of architectural structures, building systems, mechanical, electrical, combined with an ability to review design drawings. Because the incumbent must review design drawings prepared by professional engineers and licensed architects, they must understand the legislative boundaries and ethical requirements that govern these professions.This position will require travel between University Campuses and/or to consultant/supplier offices. Valid Ontario Class ‘G’ driver’s license and access to a vehicle is required.Your responsibilities will include: Developing project schedules including milestones, critical path, timelines, deliverables and reportingPreparing detailed analysis on all aspects and phases of construction projects from conception to completionLiaising with contacts to obtain building permitsEnsuring that tendering bid documents are clear and compliant with Universityprocurement policiesAdvising clients and stakeholders on solutions to capital project issuesProviding detailed project information to relevant stakeholdersEnsuring compliance with building codes that would affect the certification or status of the University or a facilityPreparing project expense/revenue modeling, forecasting cost-to-completion and financial tracking Essential Qualifications: Bachelor's degree in engineering or architecture, tracking towards professional licensure through the OAA or PEO or acceptable combination of equivalent experience.Minimum eight years of related experience managing building construction/renovation projects in the construction industry, including related experience in design and on site construction experienceDemonstrated experience managing construction project budgets and timeline forecastsExperience managing multiple projects within strict budget and timeline constraintsExperience with and knowledge of Health & Safety regulations and legislature, including OHSA, WHMISExperience reviewing design drawings prepared by professional licensed engineers and architects, whereby must have thorough understanding of the legislative boundaries and ethical requirements that govern these professionsAdvanced skills in computer-based project scheduling/management (e.g. MS Project)Strong computer skills, including Microsoft Word and Excel, and working knowledge of AutoCADDemonstrated organizational, project management and leadership skillsSuperior oral and written communication skills; superior interpersonal skills and ability to influenceTo be successful in this role you will be: CommunicatorMulti-taskerOrganizedProblem solverResourcefulResponsibleSelf-directedTeam player Please note this is a replacement position.
