Capital Projects Manager

Our client, a leading Real Estate Developer, is seeking a highly skilled Capital Projects Manager to join their team. As a key member of the organization, you will be responsible for overseeing the development and execution of capital construction and renovation projects within their expanding real estate portfolio.
Key Responsibilities:- Project Development: Develop and execute short and long-term capital construction and/or renovation projects, including retrofits, ESG initiatives, building upgrades, suite and common area renovations, and all SOGR items.
- Project Management: Manage and provide leadership for all assigned projects from conception to completion, including assessing funding, developing schedules, executing feasibility studies, determining scope requirements, issuing tenders, developing Terms of Reference, defining project deliverables, and managing change conditions.
- Team Leadership: Ensure effective teamwork and communication while managing stakeholder expectations, quality standards, organizational performance, and process improvement.
- Contract Administration: Administer, negotiate, and ensure quality controls are in place for approved contracts and tender awards, while overseeing and evaluating the work performed (internally and external contractors).
- Policy Development: Implement detailed plans and recommend policies/procedures regarding program and project-specific requirements.
- Site Inspections: Perform site inspections and condition assessments as required with consultants, staff, and contracted services as required.
- Audit and Compliance: Plan audits, reviews pre-audit material, prepares audit protocols, conducts self-assessments and peer audits, prepares internal audit reports and documents findings, identifies deficiencies, and makes recommendations on areas of improvement to related programs, operations, procedures, and practices.
- Reporting and Analysis: Prepare analytical reports including regular reports on compliance issues and performance, project update reports, risk management plans, and ad hoc management requests.
- Travel and Site Visits: Travel to site as required to attend meetings, complete site inspections, assess progress, and manage projects and activities as required.
- Education: Bachelor degree in Construction Management, Civil or Mechanical Engineering (Alternatively, an equivalent combination of education and technical experience)
- Experience: 3+ years' experience in Project Management, overseeing projects from conception to completion Understanding of project purpose, project activities, milestones and deliverables, monitoring and tracking progress, communication to stakeholders
- Industry Experience: Relevant experience in high-rise, residential and/or mixed-use projects
- Financial Management: Experience in preparing operating and capital budgets and monitoring expenditures
- Time Management: Ability to work under pressure and prioritize activities to meet tight deadlines with all Capital Projects and initiatives
- Regulatory Knowledge: Comprehensive knowledge of building acts, codes and standards (including but not limited to the Electrical Code, Plumbing Code, Technical Standards & Safety Act (TSSA), Fire Code, Building Code)
- Language: Bilingual in both English and French is non-negotiable; written and spoken
