Maintenance Technician

Job Summary
The Maintenance Technician will assist in ensuring the proper physical maintenance of the property, including the grounds. This position requires working 16-20 hours per week, both weekdays and weekends.
Responsibilities
- Thorough knowledge of all maintenance systems, including pumps, emergency generators, swimming pools, sprinklers, ventilation, boilers, etc.
- Ensure residents are acting in accordance with rules and regulations, with a focus on maintenance, stored hazardous substances, etc.
- Ensure grounds are maintained according to established company standards, including sewage, water, gas, and electrical systems.
- Repair maintenance items, such as light fixtures, vents, filters, plumbing fixtures, and operate equipment safely.
- Ensure property compliance with provincial and municipal regulations, including water testing.
- Pre-inspection of vacant suites, coordinating with Property Manager for maintenance scheduling and contractor supervision.
- Conduct daily visual inspection of mechanical, HVAC, and sprinkler systems.
- Special projects and other duties as assigned.
Customer Service Responsibilities
- Address resident issues and service requests within 24 hours.
- Promote a neighborly and community atmosphere.
- Meet and interact with residents in a customer-friendly and professional manner.
- Exceed service expectations of residents.
Fire Safety-Life Safety-Emergency Situation Responsibilities
- Comply with regular fire safety and life safety standards, including fire, Riskcheck, maintenance, and preventative maintenance logs.
- Extensive knowledge of emergency procedures, including fire, flood, and mold.
Cleaning Responsibilities
The Maintenance Technician is responsible for managing, maintaining, and scheduling staff to ensure the complex and grounds are kept clean daily according to company standards.
Requirements
- Background in residential property management or related business experience.
- Strong customer service and selling skills.
- Excellent communication skills to deal with residents, prospects, colleagues, and trades.
- Management skills to coach, train, and motivate staff and develop a team environment.
- Maintain a professional and presentable appearance at all times.
- Basic computer and keyboarding skills.
- Ability to perform minor repairs and aptitude for mechanical systems.
- Demonstrated cleaning skills.
- Ability to lift and push heavy objects, including garbage bins, furniture, and appliances, or perform snow removal duties.
