Job Title: Manager, Pre-Construction

Job Summary:
We are seeking a highly skilled and experienced Manager, Pre-Construction to join our team at TalentSphere Staffing Solutions. The successful candidate will be responsible for providing overall management, administration, and technical direction to ensure the efficient and effective delivery of all assigned projects.

Key Responsibilities:
  • Collaborate effectively with senior management and internal departments to achieve project goals.
  • Develop, coach, and mentor a team of construction professionals and support staff.
  • Work with internal and external stakeholders to define project requirements and confirm technical, financial, and regulatory feasibility.
  • Develop and manage project budget, schedule, quality, and sustainability standards.
  • Contract and oversee the work of external professional service providers.
  • Plan and oversee the detailed design process and the preparation and review of tender documents.
  • Develop appropriate procurement strategies, manage the tender process, and contract award documents.
  • Establish and oversee master tracking spreadsheets of historical, projected, and actual projects.
  • Lead exercises with construction and development teams for preliminary and ongoing construction budgets, risk analysis, and financial projections.
  • Attend consultant and design meetings, and participate in value engineering meetings with the development team.
  • Conduct ongoing design review of all projects during rezoning and pre-development design phases.
  • Participate in the negotiation of CCDC and supplementary general conditions.
  • Assist in ensuring project compliance, schedule, budget, and quality standards.
  • Maintain and improve business and community relationships.
  • Enhance company reputation as a preferred client and industry leader.
  • Participate in overseas material sourcing activities to optimize cost performance.
  • Be creative in adopting building technologies or design to achieve cost savings or schedule optimization.


Requirements:
  • A minimum of 5-8 years of experience in design-build construction project development.
  • Degree in Construction Management or a construction-related discipline.
  • Education and expertise in one or more construction disciplines.
  • A solid understanding of the construction industry, contract management, planning, and scheduling.
  • Fluency in reading plans, specifications, and related project documents.
  • Leadership, initiative, communication, teamwork, managing for results, and coaching and mentoring skills.


Remuneration:
$120,000 - $150,000 Base, Bonus, Extended health care, Vehicle allowance, Flexible schedule, On-site gym, On-site parking, RRSP match, Relocation assistance, Tuition reimbursement
