Established in 2020, Mini Mall Storage Properties has been successfully expanding its storage facilities across North America with rapid growth in the United States. Our team of talented and diverse self-storage experts spans 15 states and 7 provinces to support our operations. With over 50,000 units and almost 8 million square feet of self-storage space, we aim to simplify storage solutions throughout life's transitions.

The Maintenance Director is responsible for overseeing all Maintenance Associates (MAs) and day-to-day maintenance activities across all stores. This role ensures smooth and efficient maintenance operations while maintaining high safety and quality standards. Reporting into the EVP, Operations, you will manage national vendor relationships to optimize maintenance expenses and ensure top service quality.

Key Responsibilities:

  • Supervise and direct all Maintenance Associates (MAs) across various properties.
  • Oversight of day-to-day maintenance operations, including scheduling, task assignment, and resource allocation.
  • Development and implementation of maintenance policies and procedures with Operations leaders.
  • Implementation of preventive maintenance programs to minimize downtime and reduce repair costs.
  • Preparation and presentation of regular reports on maintenance activities, expenses, and performance metrics.
  • Effective management of emergency maintenance situations.
  • Conducting regular inspections of properties to ensure maintenance standards are met.
  • Ensuring compliance with all regulatory requirements and company policies.
  • Monitoring and controlling maintenance budgets for cost-effectiveness and efficiency.
  • Maintenance of accurate records of maintenance work, inspections, and repairs.

Requirements:

  • Minimum of 5-8 years of experience in maintenance management, preferably within the property management or real estate industry.
  • Proven experience in managing large teams and multiple properties.
  • Strong leadership and team management skills.
  • Ability to analyze and optimize maintenance operations and expenses.
  • Excellent organizational and time-management abilities.
  • Proficiency in maintenance management software and tools.
  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related field.

Salary: $85,000 - $110,000 per year, depending on location and experience.
