Property Maintenance Expert for Luxury Estates

Diamond Group is seeking a highly skilled Property Maintenance Expert to oversee the daily operations of our luxury estates.

Job Summary:

  • We are looking for an experienced property maintenance professional to ensure the smooth management of all maintenance and operational systems on our properties, both interior and exterior.
  • The ideal candidate will have a hands-on skill set for performing odd jobs and basic maintenance, as well as project management experience.
  • This role requires strong vendor management skills, basic landscaping knowledge, and a passion for excellence and continuous improvement.

About the Role:

The Property Maintenance Expert will be responsible for ensuring that all systems and equipment on the property are functioning daily. This includes planning, managing, and executing daily, weekly, monthly, and quarterly tasks, as well as updating mechanical systems and maintenance manuals as required.

In addition to these responsibilities, the successful candidate will be expected to vet, schedule, and supervise all trades, vendors, and seasonal maintenance contracts. A monthly preventative maintenance schedule will also need to be maintained.

The Property Maintenance Expert will work closely with a team of professionals, including arborists, horticulturalists, a general gardening team, and a pool service, to maintain the estate's garden to a pristine standard.

Key Responsibilities:

  • Ensure all systems and equipment on the property are functioning daily.
  • Plan, manage, and execute daily, weekly, monthly, and quarterly tasks.
  • Update mechanical systems and maintenance manuals as required.
  • Vet, schedule, and supervise all trades, vendors, and seasonal maintenance contracts.
  • Maintain a monthly preventative maintenance schedule.
  • Manage seasonal property openings and closings.
  • Maintain all security systems and interface with the security company as required.
  • Maintain all vehicles, including service checks, seasonal tire changes, cleanliness, and preparedness.
  • Ensure all exterior surfaces are maintained daily and the property presents as very well kept.
  • Check exterior and interior lighting systems regularly.
  • Garbage management.
  • Ensure the garden is kept to a pristine standard.
  • Follow established procedures to ensure pest and critter control.
  • In winter season, ensure all walkways and driveways are clear of snow and ice.
  • Maintain all inventories for tools, equipment, and supplies necessary to maintain the property.
  • Manage ad-hoc tasks, projects, and assignments as required.
  • Respond to any property issues on an on-call basis.
  • End-of-day security check for the entire house and property.

Requirements:

  • Demonstrable previous experience in property management, construction management, site supervision, and/or related experience with verifiable references.
  • Hands-on skill set for performing odd jobs and basic maintenance of all kinds.
  • Project management experience.
  • Strong vendor management experience.
  • Basic landscaping and pool maintenance knowledge/experience.
  • Must be self-motivated and engaged, with a passion for excellence and continuous improvement.
  • Must be a self-starter who can identify issues and solve them effectively with minimal supervision.
  • Willingness to be flexible with work schedule.
  • Computer skills, familiarity with Microsoft Office systems.
  • Full Ontario license and clean driving record.
  • Must be legal to work in Canada (no sponsorship) and have a clear criminal record.

Schedule and Compensation:

Monday-Friday 9:30am-6:15pm with flexibility. On-call availability for emergencies. Estimated salary: $90,000 - $105,000 (negotiable based on experience).
