About the Role

The Property Manager position at BGIS supports and assists in the management of commercial real estate in accordance with the Management Agreements. This role is responsible for all aspects of day-to-day operations of the property, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, snow removal, etc.

Key Responsibilities

  • Maintain positive tenant relationships through professional and effective responsiveness and proactive consideration of tenant issues, ensuring that tenant expectations and landlord criteria are consistently met.
  • Provide excellent tenant service, responding to tenant requests/problems in a timely and courteous manner, and generating work orders directed to vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue.
  • Act as direct tenant liaison to ensure that all tenant construction activity and landlord work are well-coordinated, organized, and proactively managed, and in fulfillment of lease obligations.
  • Meet with property management team, tenants, vendors, contractors, and senior management as needed to review and provide support to resolve operational challenges and implement new initiatives.
  • Responsible for all relevant tenant communications.
  • Accountable for the Fire, Life, health, and safety of operations within the building.
  • Hold shared accountability for building presentation to ensure best-in-class image is upheld at all times at the complex.
  • Provide assistance in the fulfillment of the maintenance and upkeep of ongoing resources and financial performance.
  • Coordinate tenant/stakeholder meetings.
  • Assist in the preparation and implementation of initiatives to increase and uphold the quality and effectiveness of tenant/owner relations.
  • Lead and develop property management staff.
  • Accomplishes organization goals by accepting ownership and exploring opportunities to add value to job accomplishments.
  • Manage inspection and audit process for services delivered.
  • Manage and report non-conformances and critical incidents.

Requirements

  • Community college diploma or equivalent training (CPM, RPA, FMA).
  • More than five years up to ten years of directly relevant Commercial Real Estate Property Management experience.
  • Ability to effectively communicate both orally and in writing with peers, managers, and clients (French and English).
  • Strong working knowledge of MS Word, PowerPoint, Outlook, and Excel.
  • Security level 2 clearance.

Licenses and/or Professional Accreditation

  • CFM through IFMA.
  • CPM through Institute of Real Estate Management.
  • FMA Designation through BOMI.
  • RPA through BOMI.
