The Role

We are seeking an experienced Real Estate Investment Associate to join our team in Mortgage Investments (with a specialization in CMHC). The successful candidate will be responsible for:

  • Analyzing and structuring competitive transactions for all mortgage product types, including land loans, cost-to-complete construction loans, revolving construction loans, servicing loans, inventory loans, and amortizing term loans;
  • Working closely with the origination department to prepare high-quality Term Sheets / Deal Summaries (loan applications) for Credit and Investor approval;
  • Assisting the origination department to prepare and issue Letters of Intent to clients;
  • Building relationships with borrowers to thoroughly understand their needs and working cohesively with the origination department to ensure transactions are processed in a timely and efficient manner;
  • Working closely with the Underwriting and Portfolio Management team to ensure Term Sheets / Deal Summaries are complete and accurate in preparation of a Loan Summary and funding the transaction;
  • Establishing personal goals and action plans to support CSMC's business objectives and demonstrating an ongoing willingness to assume higher degrees of accountability and responsibility;
  • Staying up-to-date with changes within diverse industry sectors and proactively identifying opportunities to improve the growth and development of assigned transactions.

What You Will Do

You will analyze various commercial real estate transactions, including office, retail, industrial, residential, hospitality, and land. Under the guidance of the Director, you will complete detailed Term Sheets / Deal Summaries for submission and approval to Investors. You will also correspond with originators, borrowers, mortgage brokers, and other industry professionals to validate and further substantiate underwriting assumptions.

Requirements

To be successful in this role, you will need:

  • Experience with Canada Mortgage and Housing Corporation (CMHC);
  • A post-secondary degree in Commerce, Business Administration, Economics, or Finance with a focus on Real Estate or Land Development;
  • At least three years of related work experience in the real estate lending industry, preferably in Ontario;
  • Strong personal commitment to professional development;
  • Good knowledge of finance and a keen interest in the Canadian Real Estate Market/Development Industry;
  • Excellent communication/presentation, interpersonal, and team skills;
  • Excellent attention to detail;
  • Ability to work independently with confidence and strong commitment to borrower/client service;
  • Willingness to work flexible hours and train both on- and off-the-job to improve general business and lending skills.

Compensation and Benefits

We offer a competitive salary of $80,000-$110,000 per year, depending on experience, as well as comprehensive medical benefits and Health Care Spending Account, annual fitness allowance, RRSP matching program, tuition reimbursement, and professional development opportunities.
