Commercial Property Manager

Job Summary
We are seeking a skilled Commercial Property Manager to oversee the day-to-day operations of our dynamic portfolio. As a key member of our team, you will be responsible for building strong relationships with tenants, contractors, and vendors, while ensuring the smooth operation of our properties.
Key Responsibilities
- Oversee all building and site operations, ensuring timely completion of work orders and maintenance tasks.
- Develop and maintain strong relationships with tenants, contractors, and vendors to ensure excellent customer service and satisfaction.
- Manage and provide direction to site staff, ensuring they have the necessary resources and support to perform their duties effectively.
- Manage rent rolls, rent collections, and accounts receivable, ensuring accurate and timely processing.
- Issue work orders to complete building or site maintenance and improvement work, ensuring timely completion and adherence to budget.
- Negotiate and manage vendor contracts, ensuring the best possible terms and pricing.
- Perform tenant move-ins and move-outs, ensuring a smooth and efficient process.
- Assist with tenant improvements, ensuring timely completion and adherence to budget.
- Manage operating expenses, coordinating service contracts, and ensuring work orders and capital projects are completed on time and on budget.
- Coordinate and manage tenant appreciation events, ensuring a positive and engaging experience for our tenants.
- Be available for after-hours on-call emergency response, ensuring prompt and effective resolution of issues.
- Monitor all existing tenancies and lease expirations, ensuring accurate and timely tracking.
- Conduct regular reviews of rent roll, accounts receivable, accounts payable, budget review, and forecasting, ensuring accuracy and completeness.
- Identify new opportunities for revenue growth, ensuring the continued success and growth of our portfolio.
- Provide leadership and direction to other property managers, ensuring effective collaboration and communication.
- Review financials for accuracy, completeness, and generate monthly and quarterly reports, noting any deviations or exceptions.
- Conduct site visits to ensure buildings are consistently well-maintained and operate in a cost-effective manner.
Requirements
- Minimum of 3 years of commercial property management experience.
- Must be technology/computer proficient.
- Must have experience managing mixed-use properties.
- Must be personable and reliable.
- Have a good understanding of construction processes and practices.
- Must have a valid driver's license and vehicle.
- Must be able to handle modern technology and be adaptable to change.
- The ideal candidate is self-motivated, detail-oriented, has strong initiative, and the ability to effectively communicate with a wide variety of constituents.
- Able to work independently with little supervision.
- Proven capabilities in multi-tasking, problem-solving, and prioritizing workloads.
- Knowledge about modern HVAC systems would be an asset.
- Knowledge about how to read financial information is necessary.
