Key Responsibilities

The Commercial Real Estate Paralegal will be responsible for assisting the real estate group in all aspects of its busy practice, including drafting, reviewing, and analyzing commercial contracts, conducting title and due diligence searches, and all matters related to commercial real estate closings.

Primary Responsibilities

  • Administer files from start to finish, ensuring timely and accurate completion.
  • Prepare documents for acquisitions and sales of commercial properties, including financing and land development matters.
  • Conduct title and off-title due diligence searches, and prepare summaries of key transaction dates.
  • Draft statutory rights of way, covenants, and easements.
  • Review and process purchase and sales agreements, deposits, and payouts.
  • Prepare internal documents for trust transactions, and discharge of mortgages.
  • Communicate with vendors, purchasers, financial institutions, clients, lawyers, brokers, and others.
  • Participate in client interviews, engage in direct phone and email communications, and attend to execution of documents by clients.

Qualifications

  • A minimum of three years of paralegal experience covering all aspects of commercial real estate transactions.
  • Experience with banking and lending transactions is an asset.
  • Strong document production skills, proficiency in MS Word, Excel, Adobe, and Land Title electronic forms.
  • Strong understanding of BC Land Title Office registration requirements and e-filing capabilities.
  • Working knowledge of various applicable databases, including BC Online, LTSA, and municipal tax searches.
  • Excellent communication and organizational skills, with ability to handle multiple assignments.
  • A team player who can work independently and take initiative.
