Job Overview

We are seeking a highly organized and skilled Part Time Residential Property Manager to oversee the maintenance of our two 12-unit buildings. The ideal candidate will have excellent communication skills, be able to perform general repairs independently, and possess a flexible work schedule with the ability to live on-site or in close proximity.

Responsibilities

">
  • Maintenance Services:">
  • Sweep, vacuum, and mop hallways, stairways, and baseboards.">
  • Administer garbage procedures and collect refuse and debris as needed.">
  • Wipe down exterior mailboxes, handrails, and door handles.">
  • Water, trim, and mow lawns and bushes.">
  • Shovel snow and salt points of egress in walkways within a reasonable timeframe.">
  • Coordinate with snow plow contractors for separate services.">
  • Change room furnace filters, sweep out furnace closets, and wipe down room vents and bathroom fans.">
  • Minor maintenance issues such as plumbing leaks.">

Leasing and Showings:

">
  • Show units to prospective tenants and communicate effectively with management.">
  • Schedule move-in/move-out inspections in shared calendars.">
  • Coordinate tenant move-ins and move-outs (keys, fobs, etc.).">
  • Conduct move-in and move-out inspections with tenants and complete inspection forms.">
  • Clean and coordinate repair of units when tenants vacate/move in.">
  • Prepare vacant units for re-leasing in a timely manner.">

Management:

  • Assign visitor and paid parking spots.">
  • Handle tenant-related issues professionally and courteously.">
  • Monitor parking and issue warnings; contact bylaw services if necessary.">
  • Provide access for management, tradespeople, and contractors.">
  • Deliver notices from management to tenants.">
  • Deal with tenant lockouts and required paperwork.">
  • Additional duties assigned by management.">

Reporting:

  • Assess and report tenant/maintenance issues to management.">
  • Communicate through email and various software platforms.">
  • Meet with management weekly/monthly as required.">

Salary and Benefits

The estimated annual salary for this position is $60,000-$80,000, depending on experience and qualifications. The CPPI Group offers competitive benefits packages, including health insurance, retirement plans, and paid time off.

Requirements and Qualifications:

  • High school diploma or equivalent required; post-secondary education in a related field an asset.">
  • 1-2 years of experience in property management or a related field.">
  • Excellent communication and organizational skills.">
  • Ability to work independently and as part of a team.">
  • Flexibility with scheduling and willingness to work evenings and weekends as needed.">
  • Familiarity with building systems and basic maintenance practices.">
  • Valid driver's license and reliable vehicle.">
