We are in search of a driven and detail-oriented Development Coordinator with a minimum of 2 years of relevant experience to become a part of our esteemed team in a full-time, on-site capacity. If you are eager to embrace new challenges and contribute significantly, this role may be ideal for you.

Key Responsibilities:

Project Management and Coordination:

  • Assist in the development and management of project due diligence, timelines, and progress tracking, while identifying potential challenges throughout all stages of development.
  • Prepare Requests for Proposals (RFPs) for external consultants.
  • Evaluate consultant proposals and provide recommendations for contract awards.
  • Facilitate and actively engage in consultant and design meetings, ensuring effective communication and alignment.
  • Review and summarize pertinent project reports, offering constructive feedback to the project team.
  • Support the operational functions of the development team.

Project Administration:

  • Maintain comprehensive project documentation, databases, and fee libraries, ensuring accessibility and proper archiving.
  • Develop professional reports and presentation materials to convey project status and insights.

Development Approvals and Liaison:

  • Compile detailed permit packages for municipal submission, ensuring all necessary documentation is included.
  • Foster and maintain positive relationships with municipal staff to facilitate effective communication and issue resolution.

Research and Policy Analysis:

  • Conduct thorough reviews of zoning bylaws, municipal policies, and planning documents to inform project feasibility and acquisition strategies.
  • Perform comprehensive market research and competitive analysis to guide development programming, design, and sales strategies.

Project Completions and Customer Care:

  • Assist in project completion tasks, including supporting the Homeowner Care process and ensuring all legal documentation is in order.
  • Oversee the aftercare warranty process to ensure compliance with Tera standards.

Procurement and Contract Management:

  • Assist in developing and executing project scopes and schedules.
  • Collaborate on the preparation of consultant proposals and contract documents.
  • Process contract purchase orders for accounting purposes, ensuring accuracy and timeliness.

Qualifications:

  • A diploma in Urban Land Economics, architecture, land development, or a related field is required.
  • Experience in real estate development and project management is essential.
  • A strategic listener and effective communicator comfortable engaging with a diverse range of stakeholders, including clients, consultants, contractors, trades, and government officials.
  • Self-motivation and a positive attitude are crucial.
  • Demonstrated analytical and research skills are necessary.
  • Ability to manage a heavy workload, multitask, and prioritize effectively is essential.
  • Strong work ethic, attention to detail, and excellent organizational skills are required.

Job Details:

  • Location: On-site at Tera Development
  • Hours: Full-time, 9 am to 5 pm, Monday to Friday
  • Compensation: $63k to $75k with a benefits package
