Key Responsibilities

Business Development, Marketing & Customer Engagement:

  • Generate new business opportunities, schedule appointments, and conduct property showings for potential tenants.
  • Negotiate and finalize rental agreements for various properties within the portfolio, ensuring compliance with lease terms.
  • Post rental advertisements to attract prospective tenants.
  • Respond to inquiries from current and potential tenants.
  • Address residents' concerns and service requests promptly, within a 24-hour timeframe.
  • Engage with tenants in a courteous and professional manner.

Property Maintenance & Repairs:

  • Collaborate with the regional manager and maintenance teams to execute effective capital improvement strategies.
  • Oversee and monitor the progress of repairs, maintenance, and renovations on properties.
  • Manage tenant maintenance requests, ensuring timely follow-up and satisfaction.
  • Ensure regular maintenance and inspection of safety and security systems.
  • Conduct inspections of properties and vacant units to identify deficiencies and maintenance needs.

Facility Management & Upkeep:

  • Supervise and schedule staff for maintenance, cleaning, waste management, and landscaping tasks.
  • Ensure proper snow and ice removal, as well as salting of entrances and walkways.
  • Coordinate cleaning and repairs for turnover units.
  • Manage waste disposal and recycling processes.
  • Oversee maintenance of parking facilities, service areas, and common spaces.
  • Ensure proper care of gardens and lawns.
  • Maintain cleanliness in common areas such as lobbies, elevators, and hallways.
  • Ensure thorough cleaning of garbage chutes and recycling areas.

Administrative Responsibilities:

  • Ensure timely collection and processing of rental payments and damage deposits.
  • Utilize property management software to document transactions and generate operational reports.
  • Manage supply receipts and documentation sent to the head office.
  • Provide assistance and support to fellow Property Managers as needed.

Additional Duties

  • Participate in training sessions and meetings with head office, collaborating with utility and service providers.
  • Supervise staff and contractors to ensure quality service delivery.
  • Perform other tasks as assigned by senior management.
