About the Role

We are seeking a highly skilled Senior Property Manager to join our team at About Staffing Ltd. in Calgary, Alberta. As a key member of our property management team, you will be responsible for overseeing the day-to-day operations of our residential properties in Calgary and surrounding areas.

Key Responsibilities
  • Manage a diverse portfolio of nine properties, ensuring high standards in staff performance and building operations.
  • Monitor rental rates and market conditions, recommending adjustments as needed to maintain occupancy and vacancy levels.
  • Implement and oversee standard operating procedures to ensure efficient and effective property management.
  • Review and approve applications, ensuring compliance with approval standards and supporting leasing efforts to meet targets.
  • Ensure accurate rent rolls and manage arrears, resolving tenant complaints and addressing contract breaches in a timely and professional manner.
  • Manage tenant evictions in compliance with regulations and coordinate month-end tasks to ensure unit deficiencies are resolved.
  • Build and maintain relationships with contractors and vendors, managing contracts and ensuring maintenance and repairs are timely, safe, and cost-effective.
  • Review and approve invoices for accuracy and conduct regular property inspections to identify areas for improvement.
  • Ensure compliance with the Residential Tenancy Act (or relevant legislation) and plan, assign, and evaluate staff performance, managing hiring as needed.
  • Hold regular team meetings to address challenges and opportunities and perform other duties as assigned.
Requirements
  • 5+ years of experience in a Property Manager role, with a focus on residential property management.
  • Strong leadership abilities, excellent communication and interpersonal skills, and a solutions-oriented approach to problem-solving.
  • Ability to work independently with minimal supervision, prioritize tasks, and manage competing demands in a fast-paced environment.

  • A competitive salary range of $90,000 - $110,000 per year, based on experience.
