Housing Operations Coordinator

WoodGreen is seeking a highly skilled and compassionate Housing Operations Coordinator to join our team. As a key member of our Housing & Homelessness Services Unit, you will play a vital role in supporting individuals who are experiencing homelessness or housing instability.
Key Responsibilities- Property Management: Administer rent-geared-to-income (RGI) for all tenants, including annual income reviews and required notifications and/or RGI calculations.
- Intake Management: Facilitate intake management, including background checks, lease generation, and orientation.
- Rent Collection and Arrears Management: Collect rent, establish payment schedules to manage any arrears, and follow up on Landlord and Tenant Board (LTB) Notices.
- Building Maintenance: Work with building services to ensure units/building facilities are maintained in good repair.
- Tenant Education: Educate tenants about basic and preventative maintenance issues, and their responsibilities in maintaining their apartment as per signed tenancy/occupancy agreement.
- Assessment and Support: Conduct assessments and assist tenants in identifying any issues, problem areas, and relevant needs within their housing community and facilitate problem resolution to address issues.
- Tenant Engagement: Facilitate, support, and encourage engagement of tenants in the ongoing management of their building and participation in tenant community.
- Housing Information and Support: Provide tenants with necessary housing information, including their rights and responsibilities.
- Conflict Resolution and Mediation: Facilitate tenants' participation to develop community standards/policies, resolve conflicts, mediate grievances, and develop forums to address issues.
- Remedial Support and Referrals: Provide remedial support and access to resources and referrals for residents managing situational and/or ongoing inter/intrapersonal concerns.
- Crisis Intervention and Conflict Resolution: Intervene in crisis/conflict situations and mediate disputes as it pertains to their tenancy.
- Eviction Prevention: Work with tenants through issues that impact security of housing, identify and address barriers to tenants maintaining their tenancy, and work from an eviction prevention model to support tenants to maintain housing through regular follow up, case conference meetings, and liaising pertinent supports to tenants.
- Monitoring and Review: Monitor and review tenant needs and issues and communicate the information to the Manager.
- Service Brokerage and Mediation: Act as a service broker, a mediator, and a link with other agencies to support tenants.
- Community Building Programs: Develop Community Building programs to engage residents, encourage social interaction and inclusivity, and to support empowerment and self-sufficiency.
- Social Recreational Needs Assessment: Assess social recreational needs of tenants.
- Program Planning and Delivery: Work with a team to plan and deliver community programs.
- Education: Bachelor's Degree in Social Services, or a related field.
- Experience: 2+ years of experience in social services with supporting individuals who have a history of street involvement and/or individuals with low income.
- Knowledge and Skills: Understanding of the Residential Tenancies Act, the Housing Services Act, Ontario Human Rights Code, and Accessibility for Ontarians with Disabilities Act. Property management experience including lease administration, rent collection, and unit turnover management. Experience with group facilitation and an understanding of group dynamics.
- Desirable Qualifications: Knowledge and experience working with women who have experienced violence, addictions, abuse and/or homelessness. Knowledge of issues faced by newcomers to Canada. Knowledge of client-centered, feminist, and anti-oppressive frameworks. Experience in conflict resolution, crisis response, intervention, de-escalation, advocacy, and negotiation skills. Knowledge of community resources to support low-income individuals, individuals with a history of mental health or addictions, and individuals with a history of trauma. Demonstrate cultural competency with ability to communicate clearly with individuals from diverse ethno-cultural backgrounds and levels of abilities.
