Position Summary

The Facilities Maintenance Technician III plays a crucial role in managing the operational integrity of facilities. This includes, but is not limited to, mechanical systems and associated support structures. The technician is tasked with conducting systematic inspections, performing preventative and corrective maintenance, and addressing routine and urgent service requests for mechanical equipment and systems. Adherence to established protocols and compliance with both internal and external regulations, including environmental, health, safety, and fire protection standards, is essential.

Key Responsibilities

  • Troubleshooting: Provide detailed assessments of residential properties, mechanical and electrical systems, identifying deficiencies and recommending enhancements.
  • Maintenance:
    • Execute tasks in line with established operational processes and standards.
    • Ensure compliance with all relevant environmental, health, safety, and fire protection regulations.
    • Conduct regular inspections and maintenance of mechanical and other systems to uphold facility uptime and asset integrity.
    • Respond to service requests promptly, performing necessary maintenance on residential systems.
    • Monitor assigned facilities through comprehensive walkthroughs to assess mechanical and electrical systems.
    • Operate and manage facility mechanical systems effectively.
    • Oversee the work order lifecycle, ensuring completion meets quality and contractual standards.
    • Assist in implementing a preventative maintenance program, documenting deficiencies and maintaining relevant records.
  • Client Relations: Foster tenant and customer satisfaction through effective service delivery and communication.
  • Administration:
    • Participate in facility-related projects as needed.
    • Ensure compliance with corporate policies and regulations regarding environmental, health, and safety standards.
    • Maintain tools and equipment, arranging for repairs or replacements as necessary.
    • Submit expense reports in a timely manner.
    • Engage in continuous learning to enhance proficiency in fire, life safety, and building codes.
    • Develop scopes of work for various residential repair and renovation projects.
    • Perform additional duties as assigned.

Qualifications

  • High school diploma with relevant trades training or certification.
  • A minimum of 3 years of experience in residential construction and maintenance.
  • Strong understanding of residential maintenance processes and practices.
  • Ability to create detailed scopes of work and collaborate with contractors to ensure project completion.
  • Proven skills in maintaining, troubleshooting, and repairing mechanical and building systems.
  • Commitment to environmental, health, and safety best practices.
  • Strong client-service orientation with a sense of urgency.
  • Knowledge of HVAC systems, residential plumbing, and septic systems.
  • Effective communication skills for clear data exchange and feedback.
  • Mentoring capabilities to support the development of junior technicians.
  • Availability for on-call and emergency response as required.
  • Adherence to health and safety policies, including the use of Personal Protective Equipment (PPE).
  • Ability to obtain necessary security clearances.
  • Valid driver's license.

Licenses and Professional Accreditation

  • Interest in pursuing trades certification or licensing.
  • Compliance with enhanced security clearance requirements.
  • Possession of a valid driver's license.
