Detailed Job Description

The successful applicant will play a crucial role in managing financial accounts and generating comprehensive reports for a diverse portfolio of commercial properties. Candidates should be proficient in both English and Chinese, with a focus on delivering exceptional service to our clients and tenants.

Key Responsibilities:

  • Prepare and submit monthly HST reports
  • Supervise accounts receivable and accounts payable functions
  • Review and validate monthly rental charges, including preparation of PAD files
  • Ensure accurate chargebacks, such as utility costs, to tenants
  • Conduct reconciliation of bank statements, mortgages, and monthly journal entries
  • Maintain the general ledger and supporting documentation for all properties
  • Compile monthly and annual property reporting packages, including variance and shortfall analyses
  • Prepare and manage Tenant CAM/TAX recovery reconciliations on an annual basis
  • Develop year-end audit working papers for recoverable expenses and coordinate with auditors
  • Formulate annual budgets and forecasts for properties, supported by detailed schedules and variance analyses

Qualifications:

  • Bachelor's Degree in Accounting or Finance is mandatory
  • Proven expertise in full cycle property accounting
  • Possession of a CPA designation
  • A minimum of 3 years' experience in comprehensive real estate or condominium property accounting
  • Strong communication skills, with fluency in Chinese (Mandarin) required
