We are seeking a seasoned Regional Property Manager to oversee a portfolio of 4 residential towers with approximately 800 units. The ideal candidate will have a strong background in residential property management, excellent leadership skills, and the ability to work under pressure.
Key Responsibilities:- Develop and implement annual operating and capital budgets for each property, working closely with the marketing and property management teams.
- Monitor property performance, making adjustments as needed to stay on budget and meet financial goals.
- Collaborate with the management team to oversee major projects, including selecting contractors, negotiating contracts, and ensuring successful completion.
- Conduct regular property inspections, monitor vacancy rates and accounts receivable, and address issues as they arise.
- Manage risks, review incidents, and handle insurance claims, leading response efforts during catastrophic events.
- Ensure accurate record keeping and documentation of operational records.
- Provide exceptional customer service to residents and employees, addressing escalated issues and overseeing property communications.
- Lead and motivate a small team of direct reports, providing feedback and conducting regular meetings.
- Monitor lease renewals, approve expenditures, and compile monthly reports on property performance for senior management.
- Minimum 7-8+ years of progressive experience in residential property management or hospitality, ideally with experience working on high-rise or large portfolios.
- Fully bilingual – English & French.
- Bachelor's degree in Business, Hospitality, Real Estate, or related field preferred.
- Understanding of the Residential Tenancies Act and related legislation and regulations.
- Industry-specific designations or certifications, such as CPM/RPA, considered an asset.
- Strong financial acumen and extensive experience with budget management.
- Excellent communication skills, written and verbal.
- Strong interpersonal skills and ability to cultivate working relationships both internally and externally.
- Strong organizational skills with ability to multitask.
- Ability to work under pressure.
- Proficiency in MS Office, Yardi strongly preferred.
The successful candidate will receive a competitive base salary between $110,000-$130,000, dependent on experience, a healthy performance-based bonus, and a comprehensive benefits plan. The company offers many avenues for professional development and growth opportunities.
