Position Overview: Reporting to the Director of Residential Operations, the Experienced Property Operations Manager will oversee the professional management, administration, and leasing of a portfolio of communities managed by Centurion Property Associates Inc. This role is crucial for ensuring that all real estate assets are managed effectively and efficiently, adhering to established standards and budgets.
Key Responsibilities:
- Proactively resolve performance issues related to staff, contractors, vendors, and consultants.
- Manage daily operations of the Maintenance and Property Management teams, providing ongoing support and guidance.
- Establish performance objectives and metrics, offering regular feedback and addressing underperformance promptly.
- Collaborate with Human Resources to develop and implement training programs, ensuring team members are cross-trained and career progression paths are clear.
- Lead and motivate the team, ensuring all management and leasing efforts meet established standards and objectives.
- Address all resident inquiries, feedback, and concerns professionally, fostering a strong sense of community.
- Ensure properties operate in accordance with management contracts and approved budgets.
- Review and approve invoices and new leases according to established criteria.
- Ensure timely rent collection and manage follow-ups for overdue payments.
- Regularly evaluate market rates for properties to optimize revenue.
- Conduct site inspections to identify opportunities and report any concerns promptly.
- Set and monitor performance targets for maintenance and service contracts.
- Ensure compliance with all relevant legislation, including the Residential Tenancies Act and Occupational Health and Safety Act.
- Complete required operating and financial reporting, including monthly property reports and variance analysis.
- Assist with capital budget preparation and development of five-year capital plans.
- Maintain organized office documentation and assist with asset management analysis as needed.
- Support the Director of Residential Operations in managing annual capital expenditure projects.
- Ensure ongoing compliance with safety standards and legislation, conducting risk assessments as necessary.
Qualifications:
- A minimum of 3-5 years of property management experience is required.
- Experience in multi-residential operations with a national portfolio is preferred.
- Familiarity with student housing operations is an asset.
- Proficient in MS Office Suite: Word, Excel, PowerPoint.
- Ability to develop creative strategic solutions to challenges.
- Experience with Yardi property management systems is advantageous.
