Position Overview:
We are looking for a dedicated and professional Facilities Operations Specialist to become a key member of our Property Management team. In this role, you will report directly to the Property Manager and be instrumental in ensuring the safe and efficient functioning of building systems, including HVAC, electrical, and life safety systems. Your professionalism and strong communication skills will be vital in keeping all stakeholders informed about any issues that may affect the operation of the property.
Key Responsibilities:
- Operate and maintain central plant and localized heating, cooling, and ventilation systems, ensuring optimal performance and safety.
- Acquire a comprehensive understanding of Building Automation Systems (BAS) and troubleshoot HVAC system malfunctions effectively.
- Address tenant service requests promptly and professionally.
- Conduct preventative maintenance to ensure building systems operate at peak efficiency.
- Engage in various maintenance trades, including carpentry, plumbing, HVAC, and electrical work.
- Perform security checks by monitoring entry points and responding to alarms.
- Manage access control systems and related reporting.
- Carry out custodial tasks in mechanical and electrical areas as necessary.
- Supervise external trades to ensure the completion of contracted services.
- Participate in cross-training initiatives across multiple properties.
- Provide relief support for similar roles at other locations as needed.
- Undertake additional responsibilities as assigned, including managing operations contracts for services such as window cleaning and pest control.
Qualifications:
- A minimum of 3 years of experience in building operations and maintenance.
- Familiarity with Fire and Life Safety systems in commercial settings.
- Willingness to obtain Building Environmental Systems Operator Certification Class 1 & 2; trade certifications are a plus.
- Participation in an on-call rotation with fellow operators.
- Proficiency in computerized building management systems.
- Strong interpersonal skills and a commitment to service excellence.
- Effective verbal and written communication skills, with the ability to document issues and resolutions.
- Capability to respond to emergency situations as they arise.
- Ability to work independently and complete assigned tasks efficiently.
