Role Overview

Reporting to the Director of Western Canada, this position is designed to deliver top-tier Xpera services and solutions to both new and existing clientele. As a National Property Specialist, your responsibilities will encompass providing detailed building specifications for residential, commercial, and agricultural Replacement Cost Value (RCV) and Actual Cash Value (ACV) appraisals. This role also includes preparing Bid Tendering Documents, conducting Catastrophe Appraisals, performing Cost Audits, facilitating Dispute Resolutions, and executing Building Valuation Appraisals in accordance with the Insurance Act. You will possess a comprehensive understanding of mitigation, restoration, and new construction processes, along with proficiency in Xactimate, Word, and Excel. Your expertise in building construction, adherence to building codes, and familiarity with basic electrical and plumbing techniques will be crucial. Leveraging your field knowledge, you will conduct site inspections, quality surveying, and measurements to provide accurate pricing for various structures. Effective time management and marketing/sales acumen will aid in achieving daily, weekly, and monthly productivity targets. Strong report writing skills are also essential.

Key Responsibilities:

Conduct necessary evaluations to determine replacement costs and actual cash value assessments for diverse residential, commercial, and industrial properties. Generate specification bid documents, including general conditions, detailed specifications, scope of work, and bid sheets for building damage repairs. Offer expert recommendations on preventing further damage and advise on repair or replacement options for buildings. Verify the type and cause of damage, including hail, water, and other factors. Execute cost audits and file reviews on various projects. Deliver valuation appraisals for both residential and commercial properties. Provide informed recommendations regarding costs and estimated timelines for repairs or replacements. Responsible for submitting well-structured, documented appraisals and reports. Ensure appraisals, file audits, and reviews comply with Xpera quality standards. Achieve a minimum of 37.5 billable hours weekly and 1950 billable hours annually. Promote all Xpera services to relevant stakeholders to assist in achieving budgeted annual post-loss appraisal revenue.

Required Education, Knowledge, and Experience:

Diploma in Construction/Building Science, Construction Management, Architectural or Civil Engineering Technology. At least 5 years of estimating and project management experience in the construction, restoration, or insurance sectors. Proficient in Xactimate Estimating Software. Exceptional verbal and written communication skills. Proficient in Microsoft Office, with strong computer skills and a typing speed of at least 35 wpm. Ability to learn various electronic and manual estimating systems. Familiarity with the construction industry and interpretation of building codes.

Work Environment and Conditions:

Property specialists must be mobile and physically capable of investigating sites as needed. Varied hours, including day shifts, are required, and the ability to work independently with minimal supervision is essential. A valid driver's license and reliable vehicle are necessary. Travel is a significant requirement of this position. Ability to lift/move up to 40 lbs. Capable of sitting, standing, walking, kneeling, crawling, and climbing to assess damaged properties.
